Window mastic in Mayfield

Window mastic for homes and businesses in Mayfield

Over two decades of sealing frames has taught us which products suit which walls. We are ARBOMaster approved and fully insured, and we give a one-year guarantee on the work. We work on window sills, uPVC windows and patio & French doors, and common reasons people get in touch are draughts coming in around windows and doors and mastic that has split away from the wall.

Mastic can only go onto a dry joint, so outside work in Mayfield depends on the weather. Tell us about access to all the windows and doors, upstairs included.

Big or small, it’s backed by our 12-month guarantee.

Common problems we fix in Mayfield

Every frame moves through the day. Sun on a frame makes it expand, and it contracts again overnight, while the brick or render around it hardly moves. A sealant that can’t keep up eventually tears.

If you can see any of these, it’s time to have the joints looked at:

  • Draughts coming in around windows and doors
  • Untidy mastic left by window fitters
  • Black, perished sealant on frames
  • Cracked or shrunken mastic around the frame

Rented homes near Newtongrange station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Why deal with it now?

A cracked joint around a frame lets rain into the wall. Left long enough, it can stain inside walls, spoil plaster and rot wooden frames. Resealing now is a small job by comparison. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Combining jobs into one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

Window mastic in Mayfield: local notes

Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

Historic houses such as Melville Castle, about 2.9 miles north-west, show how far back building around Mayfield goes, and older homes nearby need a sealant that suits their walls. If you look after a building such as Newbattle Community High School, its window and door frames need their mastic kept sound, just like a home’s.

The process

Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take anything from an hour or two to a full day, depending on how many frames there are. For a place like Mayfield, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. Every joint is tooled smooth and checked before we leave.

How to prepare

  • Plan for the work area to be out of bounds to pets and children
  • Tell us if parking is tricky
  • Where the joints are inside, avoid wetting them before we arrive

Aftercare tips

To keep the joints looking good and working properly:

  • Wash the frames with mild soapy water
  • Repaint timber before it’s bare
  • Clear any debris from frame drain holes
  • Do not paint over the silicone

Silicone can’t generally be painted, so mention any painting plans before any work starts. There are paintable sealants for joints that need it.

Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. Any of these is worth a call.

FAQs for Mayfield

I let a flat near Newtongrange station. Can you help?

Yes, we work for landlords and agents. Just email us at info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.

Do you cover smaller places like Mayfield?

Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Do you remove the old sealant?

Yes, always, and completely. New sealant will not bond properly to old, so any old material comes out before anything new goes in.

How much does window mastic cost in Mayfield?

Every job is different, so each one gets its own quote. To get one, drop us a line at info@mrmastic.co.uk and tell us what needs doing and where.

Will there be a smell?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

Will new mastic stop draughts?

In many cases. The gap between frame and wall is a common source of draughts, and resealing inside and out closes it.

Where is Mr Mastic based?

What do you need from me for a quote?

Only a few details: where it is, what you’ve noticed and how we reach it. Then email us at info@mrmastic.co.uk.

Surface by surface

Timber windows & doors

Timber moves with moisture as well as heat, so the joint must stay flexible. The paint or stain needs to be sound where the sealant meets it.

Aluminium frames

Coated aluminium needs a compatible sealant and we avoid acetoxy silicones, which can react with some metals. We use a neutral-cure product.

DIY versus a professional finish

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

What we cannot put right

In fairness, there are a few things sealant won’t fix:

  • Draughts through the window seals rather than the frame
  • A failed sealed unit that has misted up
  • Faulty window hardware

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before booking.
