Window mastic in Newtongrange

Every window and door frame has a gap around it, and mastic is what closes it. Once that seal fails, wind and rain find the gap. The old mastic is removed and the joint resealed with a flexible exterior sealant. Common call-outs are for cracked internal joints between frame and plaster and rain getting in at the frame or under the sill, across timber windows & doors, window sills and composite doors.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

Why act early in Newtongrange

Not every sealant suits a window. Interior caulk and bathroom silicone aren’t made for exterior frame joints. A low-modulus exterior sealant keeps its stretch through hot and cold weather. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

Windows and doors in Newtongrange

With historic houses such as Melville Castle (about 2.3 miles north-west) nearby, there’s older building stock in the area around Newtongrange as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

If you let a flat or house near Newtongrange station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. In the older streets around Newtongrange Parish Church, the joint between an old wall and a newer frame is generally the first place rain gets in.

How it works

Most of a good job is in the preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for a few frames, or a day or more for a whole house. Around Newtongrange, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We start by checking each window and door with you.
  2. We remove the old mastic and clean the frame and the wall.
  3. Deep gaps are filled with backing rod to set the depth.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. We clear up and check every joint is fully closed.

Before we arrive

  • Tell us about any water getting in
  • Mention if the joints have been sealed before
  • Mention any sign-in or site rules at work premises

Advice

FAQs for Newtongrange

Do you cover smaller places like Newtongrange?

Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

I let a flat near Newtongrange station. Can you help?

Yes. We work for landlords and letting agents as well as homeowners, and several properties can go on one quote. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Can you seal over the old sealant?

No. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.

Will you leave a mess?

Tidy work is part of the job. Nearby surfaces are protected, and we clear up when we are done.

Can resealing stop a draught around my window?

In many cases. The gap between frame and wall is a common source of draughts, and sealing the inside and outside joints closes that path.

Can I add another job to the visit?

Yes, we can. More than one area can be quoted together.

What do you need from me for a quote?

Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply send an email to info@mrmastic.co.uk.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you do not need to watch us work.

When to call us in Newtongrange

Sills take more water than any other part of a window, and the ends of the sill, where it meets the wall, are where it gets in. Failed sealant there lets rain into the wall or behind the frame.

The most common problems we see are:

  • Cracked sealant at the sill ends
  • Sealant in the wrong colour for the frame
  • Cracked internal joints between frame and plaster
  • Old mastic that has gone black or come away

Managing a site like Newbattle Community High School? Then its window and door frames need their mastic kept sound, just like a home’s.

When something else is needed

It helps to know what we cannot do too:

  • Soft or decayed wood in the frame
  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • Draughts through the window seals rather than the frame

If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Look round the frames every year or so
  • Keep paint off silicone joints
  • Avoid blasting the frames with a pressure washer
  • Ventilate rooms so frames don’t stay wet inside

A yearly look round the frames is enough. Small splits are simple to catch before they leak.

On timber windows, water behind the joint can lead to rot. Rotten timber needs a joiner, not a sealant, so early resealing is worth it.

Can I do it myself?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
