Common problems we fix in Easthouses

Water runs down the glass onto the sill, so the sill ends and the joint below the frame are common leak points. Failed sealant there lets rain into the wall or behind the frame.

The most common problems we see are:

  • Leaking joints at the ends of sills
  • Old mastic that has gone black or come away
  • Cracked internal joints between frame and plaster
  • Damp patches on the reveal after heavy rain

Historic houses such as Melville Castle, about 2.3 miles west, show how far back building around Easthouses goes.

What to look for in a quote

  • Who turns up on the day
  • Which sealant they’ll use, and why
  • Is VAT in the price?

10 questions to ask before you book

How we handle window mastic in Easthouses

Every window and door frame has a gap around it, and mastic is what closes it. When it cracks, hardens or pulls away, draughts and rain get in. The old mastic is removed and the joint resealed with a flexible exterior sealant. If you have gaps between the frame and the inside reveal and whistling draughts around closed windows, we can help.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

All our work comes with a one-year guarantee, wherever you are in Midlothian.

Easthouses: your questions answered

Will you come out to Easthouses?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you work for landlords with property near Newtongrange station?

Yes, landlords and agents are among the people we work for. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.

What does window mastic cost?

Every job is different, so each one gets its own quote. To get one, drop us a line at info@mrmastic.co.uk with a short description of the job.

Where are you based?

Our base is Crawley. We work across South East England, London and Scotland.

Is it messy?

Not at all. The area is protected while we work and cleaned up afterwards.

Do you have sealant for grey or black windows?

Yes, we choose a colour to suit the frame. Grey and black frames get grey or black sealant, and wood-effect frames generally suit brown.

Do the sealants smell?

Some sealants have a smell while they cure, but it fades. Ventilation helps.

Can I paint over the new sealant?

That depends on the product. Silicone is not paintable, but some hybrid sealants are. Mention any painting plans before work begins.

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

How the job changes by surface

Patio & French doors

The joints around patio doors run a long way, top, sides and threshold. The threshold and the bottom corners take the most water, so they get particular care.

Aluminium frames

Bi-fold and sliding aluminium doors have long frame joints, and the bottom joint sees the most water. We prepare and reseal every joint, backing the deep ones.

What sealant work cannot fix

Some problems need a builder, plumber or other trade rather than us:

  • Worn gaskets, brush seals or a door that has dropped
  • Soft or decayed wood in the frame
  • Faulty window hardware

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before you book.

What we seal

  • Composite doors
  • Aluminium frames
  • Patio & French doors
  • Timber windows & doors
  • Window sills
  • uPVC windows

Quotes for window mastic in Easthouses

Your quote is based on your job. We look at:

  • The type of sealant required
  • The number and length of the joints
  • The old material and how stubborn it is
  • Working hours on commercial sites

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

What to tell us for a quote

To make quoting easier, please include:

  • Access, such as stairs, a lift or height
  • The rough size of the job
  • Pictures of the joints, sent by email
  • Any previous sealing or DIY work

We do not publish a price list, as no two jobs are quite the same. Instead, we give you a clear quote for your job. To get started, send an email to info@mrmastic.co.uk.

Why it’s worth doing now in Easthouses

Working on frames from a ladder with a sealant gun isn’t easy, especially upstairs. We cut out properly, back deep gaps and tool every joint neatly, using a product chosen for the frame and wall. In a place like Easthouses, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Leaving a failed joint usually makes the job bigger, not smaller. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.

Why book with us

  • Old sealant always removed completely
  • Anti-fungal sanitary silicone in wet areas
  • Sealant colour chosen to suit
  • Approved under the ARBOMaster scheme

How it works

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes a few hours for a few frames, or a day or more for a whole house from start to finish. Outside jobs in Easthouses need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely.
  3. Frame and wall are cleaned and must be dry before sealing.
  4. Deep voids are backed, then the sealant is gunned in.
  5. We tool the joint so water runs off, then clear up.

Getting ready for the visit

  • Clear items away from the joints we’re working on
  • Mention any parking rules near the property
  • Tell us about any water getting in

Windows and doors in Easthouses

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

If you look after a building such as Newbattle Community High School, the mastic around its windows and doors needs looking after like any other building’s. Letting a property close to Newtongrange station? Then renewing tired window mastic between tenants heads off draught and damp complaints.

Easthouses is about 1 mile south-east of Dalkeith, in Midlothian.
