Gutter Sealing in Easthouses

Gutter and fascia joints in Easthouses need attention? We remove the old material, prepare the joints and seal them properly.

  • Cracked sealant along roofline trims
  • Water dripping where gutter sections meet
  • Wet patches on the wall under a gutter joint

Gutter sealing for Easthouses homes and businesses

Different surfaces, different methods

Garage door frames

Resealing a garage door frame keeps rain and draughts out.

uPVC fascias

We seal fascia joints, not replace the boards. Damaged boards need replacing by an installer.

Gutter sealing in Easthouses, done properly

A drip at a gutter joint is easy to ignore, but the water lands on the same spot every time it rains. Resealing it is a small job if the gutter is otherwise in good order. We are often asked to deal with quick sealant fixes on gutters that didn’t last and water running down the wall below the gutter, on gutter joints, soffit joints and gutter end caps.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.

We stand behind the work with a 12-month guarantee, so you are covered after we have gone.

FAQs for Easthouses

I let a flat near Newtongrange station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.

Is Easthouses in your area for gutter sealing?

Yes, Easthouses is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you do not need to watch us work.

Will it make a mess?

Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.

Can you match the sealant colour?

We help you choose a colour that suits. The choice depends on the product the joint needs.

Will there be a smell?

Possibly a little. It fades as the sealant cures, and ventilation helps.

Is sealant enough for a gutter that has dropped?

Sealing a sagging joint will not last. A gutter installer needs to refix it, and we will tell you if that is what we find.

Can you seal fascia and soffit joints?

Yes. We seal the joints, not replace the boards and we will let you know if a board has failed.

Leave it or put it right?

A dripping gutter joint keeps wetting the same patch of wall. Left, it can stain walls and lead to damp so early sealing is worthwhile. In an older home around Easthouses, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Gutter sealing in Easthouses: local notes

Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Historic houses like Melville Castle (about 2.3 miles west) are a reminder that the area around Easthouses has older buildings as well as new. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth.

If you look after a building such as Newbattle Community High School, its movement joints, gutters and trims need looking after like any other building’s. Letting a property close to Newtongrange station? Then a gutter joint that drips onto the wall can turn into a damp complaint, so it’s worth checking. Historic houses such as Melville Castle, about 2.3 miles west, show how far back building around Easthouses goes.

How the visit works

You do not need to clear the whole room or building, only the area right around the joints. We protect the rest, and the work takes an hour or two for a few joints, longer for a full run for a typical job. Outside jobs in Easthouses need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We look at where the water is coming from and check the gutter is not broken or sagging.
  2. We clean out the joint and take out the old sealant.
  3. The joint is dried, because sealant won’t bond to a wet surface.
  4. We seal the joint with a sealant made for gutters and outdoor use.
  5. The run is checked and any debris near the joints is cleared.

Preparing for the visit

Advice

Landlord and commercial work in Easthouses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can go on one quote.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Aftercare tips

After the cure time, these simple habits help:

  • Watch the wall under the gutters for staining
  • Watch for drips in a downpour
  • Have sagging gutters refixed early
  • Look along the fascias for open joints

If a gutter starts to sag, get the brackets looked at. If it drops, the joints will open.

A leaking stop end is best sealed before the wet months. A winter of drips can lead to damp patches inside.

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
