Trusted gutter sealing in Newbattle

Gutter sealing in Newbattle, done properly

Garage door frames let rain in when the sealant around them fails. The frame joint is cut out and resealed with an exterior sealant. We work on roofline trims, uPVC fascias and garage door frames, and common reasons people get in touch are failed sealant on a garage door frame and damp patches inside below a leaking gutter.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard, so they need a sealant that moves with the building.

Our work is backed for twelve months, in Newbattle and everywhere else we cover.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

How the job changes by surface

Soffit joints

Soffits sit under the eaves, where joints can open up. We seal them to close the gaps.

Roofline trims

We seal the trims, not the roof. Roofing problems need a roofer.

How the visit works

The work is kept neat and contained to the area we’re working on, so you can carry on as normal. The job usually takes a few hours, depending on the number of joints and the access. Around Newbattle, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. We find where the water is coming from and check the gutter is sound.
  2. The old sealant and dirt are cleaned out of the joint.
  3. We dry the joint so the new sealant can bond.
  4. We seal the joint with a sealant made for gutters.
  5. We check the run and clear debris near the joints.

Before we arrive

  • Where the joints are inside, avoid wetting them before we arrive
  • Keep children and pets away from the work area
  • Mention if the joints have been sealed before

Is sealing fascia joints something you do?

Yes. Our work is the joints, and if a board is damaged, we will tell you.

Walls and rooflines in Newbattle

Historic houses like Melville Castle (about 1.2 miles north-west) are a reminder that the area around Newbattle has older buildings as well as new. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Letting a property close to Eskbank station? Then a dripping gutter joint or loose fascia trim is easy to miss until damp shows inside. For an older house near a landmark such as Newbattle Parish Church, an extension built onto an older house moves differently, and the joint between them takes the strain. For site and facilities teams at buildings such as Dalkeith High School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

What happens if it’s left?

Sealant will not clear a blocked downpipe. We look at what’s really happening and point you to the right trade if needed. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Why book with us

  • Over 20 years’ experience
  • Old sealant always removed completely
  • Fully insured
  • You choose the colour before work begins

How we quote for gutter sealing

We quote each job individually. These are the things that affect it:

  • The type of sealant required
  • The old material and how stubborn it is
  • Any mould that needs treating
  • Whether the work is at height

Combining jobs into one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. We will give you a clear price for the lot.

Asking for a quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • The problem you’ve noticed
  • Pictures of the joints, sent by email
  • The type of property
  • Any previous sealing or DIY work

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.

Aftercare tips

Looking after new joints is easy:

  • Make sure downpipes are not blocked
  • Sort out a dripping joint early
  • Clean out the gutters once or twice a year
  • Have sagging gutters refixed early

If a gutter starts to sag, get the brackets looked at. Movement will pull the joints open again.

A leaking stop end is best sealed before the wet months. Water down the wall all winter can cause damp.
