Newbattle Regrouting
Problem with your tiled areas in Newbattle? We cut out the old, prepare the joints and apply the right sealant, with a one-year guarantee.
- A grout colour that no longer suits the room
- Good tiles let down by tired grout
- Kitchen splashback grout stained by grease
Why deal with it now?
Regrouting will not help where tiles have come away. We’ll tell you before we start so you know what’s involved. Where the tiles are sound, regrouting is far less disruptive than retiling. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
Why us?
- ARBOMaster approved applicator

How we handle regrouting in Newbattle
Regrouting is usually paired with resealing. Grout belongs between tiles, but internal corners and edges flex, so they need flexible silicone instead. Doing both at once leaves the whole area sound. If you have floor grout that won’t come clean and kitchen splashback grout stained by grease, we can help, whatever the surface.
Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.
Whatever the size of the job, you get the same 12-month guarantee in Newbattle and across Midlothian.

The process
There is not much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes a few hours for a shower enclosure, longer for a whole room, including the tidy-up. Somewhere like Newbattle may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First we agree what’s being done and flag any loose tiles.
- We remove the old grout carefully.
- Dust is cleared from every joint.
- We grout the joints and wipe the tiles clean.
- We renew the silicone at the corners and edges.
Before we arrive
- Tell us about any water getting in
- Keep children and pets away from the work area
- Where the joints are inside, avoid wetting them before we arrive

Related advice
Keeping the joints in good condition
Simple care keeps the joints in good condition. We recommend:
- Keep the fan on after showering
- Wipe water off the walls when you’re done
- Avoid neat bleach and strong acid descalers on grout
- Stick to mild products for cleaning grout
Before we leave, you will know when the shower can be used. Stick to that time, and go gently on the grout at first.
Stains that will not clean are a sign the grout is breaking down. At this point it’s a simple regrout, before the joints open up.
Common questions in Newbattle
Do you work for landlords with property near Eskbank station?
Yes. We work for letting agents and landlords as well as householders, and several properties can go on one quote. You can email us at info@mrmastic.co.uk with the details for a clear quote.
Will you come out to Newbattle?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Is resealing included with regrouting?
Normally we do both. Grout and sealant do different jobs, so both are renewed and it’s all in the quote.
Do you have insurance?
Yes, we’re fully insured for every job we do.
Are you an approved applicator?
Yes. We hold ARBOMaster approved applicator status and we are fully insured too.
Will regrouting fix loose tiles?
If tiles are loose, something behind them has generally failed. Regrouting alone isn’t the answer and we’ll say so before going ahead.
Will the old sealant be removed?
Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.
When can I use the shower again?
We give you a time before we leave. It depends on the grout and the sealant used, so follow the time we give you.
For landlords and businesses

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

Can I do it myself?
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
How we quote for regrouting
We quote each job individually. These are the things that affect it:
- Working hours on commercial sites
- The amount of work
- Which sealant suits the joint
- Whether old sealant or filler has to be cut out
Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Ask us for a quote and we’ll explain what it covers.
Helping us quote
You do not need to know the technical terms. It helps if you can tell us:
- A few photos by email, if you can
- How many joints, rooms or windows are involved
- Any access issues, like height or stairs
- The type of property
It all starts with a short chat. Describe the problem, the location and the size of the job. When it suits you, send an email to info@mrmastic.co.uk.
Regrouting in Newbattle: local notes
In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
If you live in an older home near Newbattle Parish Church, walls and floors in older homes can move, and sealant and grout show it first. If you let a flat or house near Eskbank station, a regrout while the flat is empty is quicker than working around a tenant. Managing a site like Dalkeith High School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
