Regrouting near Penicuik

How it works

At the end, we look at the finished work together. The work normally takes anything from a few hours to a full day, depending on the area, depending on the size of the job. In a Scottish town like Penicuik, parking is generally straightforward, though older centres can be tighter. For flats, mention the shared stair or door entry system.

  1. We check the tiles are sound and flag any that are loose or hollow.
  2. Old grout is raked out to a consistent depth without chipping the tiles.
  3. The joints are vacuumed and cleaned.
  4. New grout is worked into the joints and cleaned off the tile faces.
  5. The corners and edges get new silicone, because grout there would crack.

Regrouting for homes and businesses in Penicuik

We check the tiles before any grout comes out. If any tiles are loose or sound hollow, we tell you, because regrouting won’t fix what’s behind them. With sound tiles, regrouting is a tidy, lasting improvement. We work on bathroom wall tiles, shower walls and wet rooms, and people most often call us about corners filled with grout instead of silicone and discoloured grout on otherwise sound tiles.

Scottish towns like Penicuik tend to mix older stone-built streets, harled houses and newer estates. Bathrooms and kitchens across all of them need their sealant and grout renewing from time to time.

Every job comes with our 12-month guarantee.

Should I try it myself first?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

What happens if it’s left?

New grout smeared over the old does not bond well. It sits thinly on top and soon flakes away, taking any repair with it. Removing the old grout to an even depth lets the new grout key in properly. For landlords in Penicuik, damp and leaks can fall under the Repairing Standard. Replacing failed sealant early is simpler than dealing with a complaint.

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

FAQs for Penicuik

Can you do regrouting in Penicuik?

Yes, Penicuik is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing.

Is there a guarantee on regrouting in Penicuik?

Every job comes with our one-year guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

What goes in the corners, grout or silicone?

We seal corners with silicone. They move slightly, and grout there cracks.

I’m a tenant. Can you help?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

Do you work for hotels and businesses?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.

Are you an approved applicator?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Can you do several jobs on one visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

Can I do it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

A poor original job is a common cause. If it was mixed too wet or not pressed in firmly can wash out within a few years.

  • Corners filled with grout instead of silicone
  • Shower grout that has worn away
  • Floor grout that will not come clean

Corners and edges

Edges are resealed while we’re there, so everything is renewed at once.

Bathroom wall tiles

Walls outside the shower get less water but grout there still discolours. Regrouting brings them back in line.

What sealant work can’t fix

A few problems are outside what sealant work can do:

  • Movement in a stud wall or floor
  • Tiles that are loose or hollow behind
  • Cracked or broken tiles

If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before booking.

Aftercare tips

Looking after new joints is easy, and it makes a real difference:

  • Wipe water off the walls when you’re done
  • Rinse the tiles after showering
  • Look at the sealant in the corners now and then
  • Stick to mild products for cleaning grout

Leave the area unused for as long as we advise, so it cures fully. From then on, a quick rinse after showering helps and keep the room ventilated.

Grout that stays dark after cleaning is starting to fail. At this point it’s a simple regrout, before the joints open up.

Bathrooms and kitchens in Penicuik

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
