Torphin Regrouting
Our applicators work in Torphin on raking out old, cracked or stained grout and regrouting tiled walls and floors. Old material cut out, joints cleaned and sealed neatly.
- Grout that stays dark however much it’s cleaned
- Dirty, worn grout on a tiled floor
- Discoloured grout on otherwise sound tiles
Work for landlords, hotels and businesses
Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.
In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.
How we handle regrouting in Torphin
We take the old grout out to a consistent depth, without damaging the edges of the tiles. After vacuuming, new grout goes in and the tiles are wiped clean, with silicone renewed in the corners. If you have grout that stays dark however much it’s cleaned and shower grout that has worn away, we can put it right.
Bathrooms in smaller places like Torphin work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
There’s a 12-month guarantee on every job.

Corners and edges
Internal corners move, so we seal them rather than grout them.
Bathroom floors
Regrouting a floor brightens the whole room. Floor-to-wall and bath joints are sealed, not grouted.
Do you need regrouting in Torphin?
Harsh cleaners and scrubbing wear grout away. Bleach and acidic limescale removers can attack it over time, until the joints are rough and low.
Look out for any of the following:
- Stained grout that cleaning won’t shift
- Old grout in a dated colour
- Kitchen splashback grout stained by grease
- Crumbling grout between the tiles
Schools such as Merchiston Castle School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
What to look for in a quote
- What the cure time is
- How the joint is cleaned and prepared
- What insurance they hold
- Whether you can choose the colour
Keeping the joints in good condition
After the cure time, these simple habits help:
- Clean with a soft brush, not anything metal
- Rinse soap off the tiles after each shower
- Wipe or squeegee the shower walls
- Have loose tiles looked at early
Check the corner silicone now and then. It’s the part that moves, so the sealant there will need renewing in time.
Stains that will not clean are a sign the grout is breaking down. Regrouting at this stage is straightforward while the tiles are still sound.
Torphin: your questions answered
Can you help a landlord with a rental near Wester Hailes station?
Yes. We work for landlords and agents as well as homeowners, and several properties can be quoted together. You can send an email to info@mrmastic.co.uk with the details for a clear quote.
Can you do regrouting in Torphin?
Yes. We work across all of Scotland, and Torphin is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.
Does someone need to be in?
It depends on the job. Inside work needs someone to give us access.
Do you have insurance?
Yes. Full insurance covers our work, and we can confirm the details when we quote.
What if some of my tiles are loose?
Loose or hollow tiles are a sign of a problem behind them. Regrouting alone is not the answer and we will say so before going ahead.
Will you leave a mess?
Tidy work is part of the job. We protect what’s around the joints.
Do you reseal at the same time?
Generally, yes. The corners and edges should be silicone, and it makes sense to renew both together.
Do you regrout part of a bathroom, like the shower?
Yes. We will check the other tiled areas as well and let you know if more needs doing.

Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
If you’ve already had a go yourself, that is fine. We cut it out and start again.
Regrouting in Torphin: local notes
Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.
For landlords with property near Wester Hailes station, stained grout drags a rental down, and regrouting between lets puts that right.
