Need window mastic in Torphin?

Window mastic in Torphin, done properly

A window frame and the wall around it expand and shrink at different rates. Heat and cold make frames grow and shrink against brick or render that hardly moves. That is why the joint needs a flexible, low-modulus sealant rather than something rigid. If you have water coming in at the bottom corners of a door and cracked internal joints between frame and plaster, we can help.

In and around a place like Torphin, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain.

You get a one-year guarantee, the same in Torphin as everywhere else we work.

What the job involves on each surface

Timber windows & doors

Soft or rotten wood can’t be sealed successfully. If we find rot, we will tell you before going ahead, as a joiner will need to deal with it.

Window sills

Stone and concrete sills have their own joints, and the joint under the frame can let rain run behind. We seal those with a sealant suited to masonry.

Torphin questions

Is Torphin within the area you cover?

Yes. Torphin is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can you do window mastic in Torphin?

Yes. Our work covers the whole of Scotland, and Torphin is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.

How long will my window job take?

A few frames take a few hours, while a whole house takes longer. We confirm the timing with your quote.

Can you do upstairs windows?

Yes, where they can be reached safely. Tell us about access when you get in touch so we can plan the job.

Do you guarantee window mastic?

Yes, for 12 months. Keeping drainage clear and checking the joints yearly helps them last.

Do you hold any approvals?

Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

Can you do several jobs on one visit?

Yes. More than one area can go on one quote.

What do you put in the joint?

Products from Arbo and Everbuild, among others, picked for each joint. We’ll tell you what we are using and why.

Honest limits

We won’t take on work that will not last, so these are the limits:

  • Worn gaskets, brush seals or a door that has dropped
  • Damp coming through the wall itself rather than the frame joint
  • A sash or casement that will not close properly

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

What we seal

  • Window sills
  • Timber windows & doors
  • Composite doors
  • Aluminium frames
  • Patio & French doors
  • uPVC windows

Why it’s worth doing now in Torphin

Working on frames from a ladder with a sealant gun isn’t easy, especially upstairs. A professional job is cut out properly, backed where needed and finished neatly, using a product chosen for the frame and wall. In a place like Torphin, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part.

Why Torphin customers choose us

  • Every job guaranteed for a year
  • Quality sealants from Arbo and Everbuild
  • Old sealant always removed completely
  • We agree the colour with you first

Signs you need window mastic in Torphin

Mastic ages in the weather. Sunlight dries the surface out, until it loses its stretch and starts to crack.

These are the problems we’re asked about most:

  • Damp patches on the reveal after heavy rain
  • Cracked internal joints between frame and plaster
  • Old mastic that has gone black or come away
  • Gaps where the sill meets the wall

Schools such as Merchiston Castle School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.

Questions to ask before you book

  • How long to leave it before use
  • How the surfaces are prepared before sealing
  • Is the old sealant removed completely?
  • What the quote includes, VAT included or not

Our hiring checklist

Torphin homes and the weather

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Edinburgh’s Old and New Towns are a UNESCO World Heritage Site, with sash windows throughout the Georgian New Town. If a home is listed or in a conservation area, it’s worth checking with the council before changing the look of windows or walls.

Letting a property close to Wester Hailes station? Then cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

The process

Before we leave, we go over the finished joints with you. The work normally takes a few hours for a few frames, or a day or more for a whole house, depending on the size of the job. Outdoor work around Torphin depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. Every joint is tooled smooth and checked before we leave.

Getting ready for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • On commercial sites, let us know about site rules
  • Plan for the work area to be out of bounds to pets and children

Aftercare tips

After the cure time, these simple habits help:

  • Wash the frames with mild soapy water
  • Paint up to the joint, not over it
  • Air rooms to keep condensation down around windows
  • Avoid blasting the frames with a pressure washer

On timber frames, keep the paintwork in good order, because bare, wet timber moves more and pulls at the joint. Keep paint off the silicone itself.

Leaks normally show up in wet, windy weather, but resealing works best in dry conditions. Sorting cracked mastic early means the joint is sound before the bad weather.
