About our window mastic in Silverburn

From a single sill to a whole house of windows, the work is priced before anything is done. Just send an email to info@mrmastic.co.uk and tell us how many frames there are and how they’re reached. If you are dealing with gaps between the frame and the inside reveal and rain getting in at the frame or under the sill, we can put it right, on uPVC windows, patio & French doors and aluminium frames alike.

Mastic can only go onto a dry joint, so outside work in Silverburn depends on the weather. Tell us about access to all the windows and doors, upstairs included.

The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

What window mastic looks like in Silverburn

Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

Schools such as Penicuik High School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

Silverburn is about 2 miles west of Penicuik, in Midlothian. From the centre of Silverburn to the outskirts, window mastic is available for homes and businesses alike, from flats and houses to offices and hotels. 33 places in Midlothian are on our list, large and small. We also work in Edinburgh, around 8 miles away.

For landlords and businesses

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

Why act early in Silverburn

A cracked joint around a frame lets rain into the wall. Over time that can mean damp patches, damaged plaster and rotting timber. A reseal is a much smaller job. Around Silverburn, water from a failed joint in an older stone home can soak into timber and plaster.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

What we’re called out for in Silverburn

Plenty of failed mastic was poorly applied in the first place. Sealant run over dust, wet brick or loose mortar didn’t grip properly, so it comes away long before its time.

People generally contact us after spotting one of these:

  • Old mastic that has gone black or come away
  • Leaking joints at the ends of sills
  • Cracked or shrunken mastic around the frame
  • Rushed sealant from a window installation

In and around Silverburn, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

What your quote should include

  • What product goes in the joint
  • What happens if the job turns out different
  • What insurance they hold
  • What the quote includes, VAT included or not

Your questions about window mastic in Silverburn

What guarantee comes with window mastic in Silverburn?

Every job comes with our one-year guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

Do you cover Silverburn for window mastic?

Yes. We work across all of Scotland, and Silverburn is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear quote.

Which products do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Do you do commercial work?

Yes. Hotels, offices and other businesses use us, and we’re fully insured.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status and we’re fully insured too.

When is the sealant fully cured?

Cure times vary by product. Before we leave, we will tell you the cure time.

Can I add another job to the visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Can I paint over the new sealant?

Silicone generally won’t take paint. Let us know beforehand, and we’ll use a paintable product where it suits.

Honest limits

Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant won’t put right:

  • A door that needs adjusting, rehanging or new seals
  • Rotten timber, which needs a joiner first
  • Misting between the panes of a double-glazed unit (that needs a new unit)

If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

How the visit works

Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it normally takes a few hours for a handful of frames, longer for a whole house. Outside jobs in Silverburn need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First we look at every frame and agree the list.
  2. We remove the old mastic and clean the frame and the wall.
  3. Where gaps are deep, backing rod goes in first.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. We clear up and check every joint is fully closed.

Before we arrive

  • Let us know about parking restrictions

Advice

Should I try it myself first?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

Aftercare tips

No joint lasts for ever, but care makes a real difference. A few tips:

  • Keep paint and stain on wooden frames in good order
  • Check the mastic once a year
  • Avoid harsh chemicals near the mastic
  • Air rooms to keep condensation down around windows

Timber frames need their paint kept up, because bare, wet timber moves more and pulls at the joint. Paint up to the joint, not over the silicone.

Look out for the warning signs: split or missing mastic, gaps, damp patches inside or black mould on the reveal. If you notice one, it’s time to get the joint looked at.
