About bathroom resealing in EH13
We fill the bath before sealing it. The weight settles the bath to its lowest point, so the bead isn’t stretched the first time someone gets in. It’s a small step that rushed reseals tend to skip. We work on sinks & splashbacks, baths and shower trays & enclosures, and people most often call us about black mould in the silicone that won’t clean off and splits where the tray meets the wall.
There’s no need to move everything out before we come, only the area right around the joints. Everything nearby is protected, and the job takes around two hours for one bath or shower, longer for a whole bathroom for a typical job.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.
How we quote
Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

What’s near Colinton Mains
In Colinton Mains, that means homes and buildings near St Johns Colinton Mains Church, Firrhill High School and Army School of Bagpipe Music and Highland Drumming and the streets around them. For rail, the closest station is Slateford station, roughly 1.3 miles north-west of the centre. Well-known places in the area include Edinburgh City Hospital (0.5 miles north) and Cameron Toll Shopping Centre (2.8 miles north-east). For a walk, there’s Duddingston Loch and Craiglockhart Hill.
Where we work in EH13
Across EH13, from Oxgangs, Comiston and Wester Hailes outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
Homes in Scotland come with their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. EH13 is part of the area we cover across Scotland.
Colinton Mains: If you live in an older home near St Johns Colinton Mains Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Letting a property close to Slateford station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
Why it fails
The wrong product fails fast. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.
These are the problems we are asked about most:
- Mouldy sealant that has gone black
- Gaps where the bath or tray has moved
- Cracked, shrunken or lifting silicone
- Water escaping at the shower enclosure
Surface by surface
Kitchen worktops & upstands
Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. The extra cleaning is what makes the bead last.
Basins & vanity units
Basins take less water than showers, but the joint behind them is splashed every day. Corners behind basins are where mould tends to start, so it’s cut out and renewed just like a bath joint.
How we quote for bathroom resealing
Every job gets its own quote. This is what makes a difference:
- The number of rooms or windows
- Any mould that needs treating
- Whether the work is at height
- The size of the job
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.
Asking for a quote
To make quoting easier, let us know:
- Any previous sealing or DIY work
- The address or postcode of the job
- The type of property
- What the problem is, such as mould, gaps, leaks or cracking
Every job is quoted individually. Simply drop us a line at info@mrmastic.co.uk and describe the job and send photos if you have them.
Landlords, agents and businesses in EH13
Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.
Leave it or put it right?
A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, and that is a far bigger job than a reseal.
What your quote should include
- Whether they seal over old material or remove it
- What preparation is included
- Is VAT in the price?
- How hidden problems are handled
EH13: your questions answered
Do you hold any approvals?
Yes. We hold ARBOMaster approved applicator status.
Do you work for hotels and businesses?
Yes. Commercial and hotel work is a large part of what we do. We can talk about working times when we quote.
Do you work for letting agents?
Yes. As well as householders, we work for landlords, agents, businesses and hotels across Edinburgh.
Which products do you use?
Products from Arbo and Everbuild, among others, picked for each joint. We will tell you what we’re using and why.
Are you fully insured?
Yes. We’re fully insured.
Can new silicone go straight over the old?
No. New silicone will not bond to old silicone, so it peels away and hides mould and water. All the old sealant comes out first.
How long does it take to reseal a bath or shower?
It depends on how many joints there are and how much old sealant has to come out. Allow a couple of hours for a typical bath or shower.
