Colinton Mains Regrouting
Raking out old, cracked or stained grout and regrouting tiled walls and floors in Colinton Mains, with a 12-month guarantee on every job. Call for a quick quote.
- Stained grout that cleaning will not shift
- Shower grout that has worn away
- Grout in corners that has cracked
Looking after it afterwards
Looking after new joints is easy, and it makes a real difference:
- Skip wire brushes and scourers
- Keep the fan on after showering
- Have loose tiles looked at early
- Use a squeegee on the tiles after showering
Before we leave, you’ll know when the shower can be used. Please follow it, and go gently on the grout at first.
Once grout cracks, it tends to get worse. Water gets in behind and the tiles can start to loosen, so regrouting early can save a retile.
Regrouting in Colinton Mains
We work across Colinton Mains, regrouting bathrooms, showers and kitchens. Out comes the old grout, the joints are cleaned and new grout goes in, finished with new silicone at the edges. We’re often asked to deal with dirty, worn grout on a tiled floor and grout that’s cracking and breaking up, across tiled floors, shower walls and kitchen splashbacks.
Colinton Mains is in one of Scotland’s four big cities, where many tenement bathrooms were fitted into rooms that weren’t built for them. Space is tight and ventilation can be poor, and steam with nowhere to go is what turns sealant black and grout grey.
Big or small, it’s backed by our 12-month guarantee.

Regrouting around Colinton Mains
Edinburgh has a lot of tenement flats, in the Old and New Towns and well beyond, where a failed seal can soon reach the flat below. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
If you live in an older home near St Johns Colinton Mains Church, older homes can move a little, which is hard on rigid grout and tired sealant. Rented homes near Slateford station change hands often, and a regrout while the flat is empty is quicker than working around a tenant. If you look after a building such as Firrhill High School, we reseal washrooms and kitchens in schools and businesses as well as homes.

Colinton Mains: your questions answered
Is Colinton Mains in your area for regrouting?
Yes, Colinton Mains is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.
I let a flat near Slateford station. Can you help?
Yes, we work for letting agents and landlords. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.
What information do you need?
The location, the problem and the rough size of the job. If you can, email a few photos.
Do I have to be there?
It depends on the job. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.
Can I do it myself?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
Where are you based?
We work from Crawley. Our applicators cover Colinton Mains.
Can I add another job to the visit?
Of course. Doing several areas at once is usually more efficient.
Do the sealants smell?
It depends on the product. Some products have a noticeable smell, others very little.
How the visit works
There’s no need to move everything out, just the space around the work. We protect the rest, and the work takes a few hours, or longer for a fully tiled room in most cases. Inside a flat in Colinton Mains, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.
- Every tile area is checked for hollow or loose tiles first.
- We rake out the grout evenly, protecting the tile edges.
- The joints are vacuumed clean.
- New grout is pressed into the joints and the tiles are cleaned.
- We finish with silicone in the moving joints.
How to prepare
- Mention if the joints have been sealed before
- Let us know if you’ve seen damp or leaks
- Mention any parking rules near the property
How to get a quote

Related advice
Leave it or put it right?
Cracked grout lets water behind the tiles. Left alone, that water can loosen tiles or damage the wall, which turns a regrout into a retile. Sorting it early keeps the job simple. Private landlords in Colinton Mains must meet the Repairing Standard, and damp or leaks can fall short of it, so failed sealant is best replaced before it becomes a complaint.
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
Why Colinton Mains customers choose us
- We leave the area clean and tidy
- Full insurance on every job
- Quality sealants from Arbo and Everbuild
- Approved under the ARBOMaster scheme
Surface by surface
Shower walls
Showers put more water on grout than anywhere else. We replace it and renew the silicone at the edges.
Wet rooms
Regrouting a wet room helps keep water on the surface of the tiles. It can’t fix waterproofing below the tiles.
