Regrouting in Caiystane, Edinburgh
Specialist regrouting for Caiystane: the right sealant, proper preparation and a neat finish. Call for a quick quote.
- Cracked grout along the bath or tray
- A grout colour that no longer suits the room
- Grout that makes sound tiles look old
Regrouting for homes and businesses in Caiystane
Most regrouting jobs include resealing too. Grout belongs between tiles, but corners and edges move, so they’re sealed with silicone rather than grout. Doing both at once leaves the whole area sound. If you have crumbling grout between the tiles and old grout in a dated colour, we can put it right, whatever the surface.
Caiystane is in one of Scotland’s four big cities, where many tenement bathrooms were fitted into rooms that weren’t built for them. Rooms like that are often small and slow to dry out, and steam with nowhere to go is what turns sealant black and grout grey.
You get a 12-month guarantee, the same in Caiystane as everywhere else we work.

What affects the cost of regrouting
The price is agreed before any work begins. It takes into account:
- Whether there’s mould to deal with
- Working hours on commercial sites
- How much old sealant there is and how hard it is to remove
- How many rooms, windows or areas are involved
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.
What to tell us for a quote
You don’t need to know the technical terms. It helps if you can tell us:
- Roughly how big the job is
- Photos by email, if that’s easy
- If it’s domestic, commercial or a hotel
- If someone has resealed it before
There’s no standard price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, drop us a line at info@mrmastic.co.uk.
How the visit works
Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself generally takes anything from a few hours to a full day, depending on the area, depending on how much there is to do. Inside a flat in Caiystane, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.
- We agree the area to be regrouted and point out any loose tiles.
- Grout is raked out without chipping the tiles.
- The joints are cleaned out and vacuumed.
- We grout the joints and wipe the tiles clean.
- We renew the silicone at the corners and edges.
Getting ready for the visit
- Mention if the joints have been sealed before
- Mention any parking rules near the property
- Keep pets and children clear of the area while we work

How to look after the new joints
How long the joints last depends on use and care. Here’s what we suggest:
- Do not use strong acidic cleaners on grout
- Keep an eye on the silicone along the edges
- Rinse the tiles after showering
- Use a squeegee on the tiles after showering
If a tile starts to feel loose, get it looked at early. Movement will crack the new grout and lets water in.
Once grout cracks, it tends to get worse. Water gets in behind and the tiles can start to loosen and early regrouting can avoid a much bigger job.
Work for landlords, hotels and businesses
We work for landlords and agents as well as householders. Sealant work between tenants keeps a property looking cared for.
In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.
What happens if it’s left?
New grout smeared over the old does not bond well. It sits thinly on top and soon flakes away. Removing the old grout to an even depth lets the new grout key in properly. Wind-driven rain gets into any failed joint on the outside of a city building, and in a tall building in Caiystane, damp can travel a long way before it shows.
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

FAQs for Caiystane
I’m in a tenement in Caiystane. Could worn sealant affect the flat downstairs?
Yes, it can. In a tenement, water that gets past failed sealant or cracked grout can run under the bath or tray and through to the ceiling below. Replacing tired sealant early is the simplest way to avoid that.
Is Caiystane in your area for regrouting?
Yes. We work across all of Scotland, and Caiystane is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.
Is the work guaranteed?
Our one-year guarantee covers every job.
Can you regrout if a few tiles are loose?
If tiles are loose, something behind them has usually failed. Grout on its own won’t fix that and we will say so before going ahead.
Does someone need to be in?
That depends on where the joints are. Inside work needs someone to give us access.
Are you an approved applicator?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.
Will it make a mess?
Tidy work is part of the job. Nearby surfaces are protected.
Can you quote for more than one area?
Yes. Just list everything you need and you’ll get one quote.
Should I try it myself first?
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
Regrouting around Caiystane
Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Tenement flats are common across Edinburgh, and in a tenement, a leaking seal can reach the neighbours below.
Managing a site like Firrhill High School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Homes close to Fairmilehead Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

Common problems we fix in Caiystane
Soap scum and limescale build up on grout that is hard to shift. In time the grout under it darkens and breaks down, and at that point, new grout is the better answer.
Signs it’s time to call us include:
- Shower grout that has worn away
- Discoloured grout on otherwise sound tiles
- Grout that’s cracking and breaking up
- Floor grout that won’t come clean
Rented homes near Slateford station change hands often, and a regrout while the flat is empty is quicker than working around a tenant.
