Need remedial sealant in Caiystane?

Surface by surface

Over-sealed & botched joints

Every layer has to come out, including the smears and film on surrounding tiles. New sealant needs a fully clean surface.

Worktops & kitchens

Shrunken worktop sealant leaves a gap that lets water into the back edge. We strip it, degrease the joint and reseal colour-matched to the worktop.

Remedial sealant in Caiystane, done properly

Decorators’ caulk in a shower, bathroom silicone on a window, a rigid filler in a movement joint fails however neatly it’s applied. Out it comes, and in goes a sealant suited to the job. Typical jobs include kitchen joints letting water behind the worktop and a shower that leaks however often it’s resealed, on failed movement joints, shrunken worktop sealant and leaking tray & enclosure joints.

Tenement flats are common in all four of Scotland’s big cities, alongside houses and newer flats. With flats above and below, a leak from a tired seal can reach the flat underneath.

All our work is covered by our one-year guarantee.

Aftercare tips

No joint lasts for ever, but care makes a real difference. Our tips:

  • Do not wait for a small gap to become a leak
  • Keep the room well ventilated
  • Have loose fittings fixed before resealing
  • Use a soft cloth, not a scourer, on silicone

Ventilation keeps mould away from the new bead: use the extractor or open a window after showering.

A split movement joint lets rain into walls and floors, and the longer it’s left, the more the joint edges break down. Resealing while the edges are sound is simpler.

Caiystane homes and their sealant

Edinburgh has a lot of tenement flats, in the Old and New Towns and well beyond, and in a tenement, a leaking seal can reach the neighbours below. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

If you look after a building such as Firrhill High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you let a flat or house near Slateford station, botched sealant from a previous quick fix is easier to strip out between tenants. Homes close to Fairmilehead Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Common questions in Caiystane

Could a leaking bath seal in my Caiystane flat reach the neighbours below?

It can. Tenement floors are generally timber, and water from a failed seal can find its way down to the flat below. Replacing tired sealant early is the simplest way to avoid that.

Is Caiystane in your area for remedial sealant?

Yes. Our work covers the whole of Scotland, and Caiystane is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

How long before the joint can be used?

That depends on the sealant used, so follow the cure time we give you when we finish.

Do I need to be at home?

We need access to the joints, so we’ll agree that with you when we book. Indoors, that usually means someone at home.

How do I get a quote for remedial sealant in Caiystane?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.

Can you do several jobs on one visit?

Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Is there any odour?

Sometimes, a little. It fades as the sealant cures.

Is remedial work guaranteed?

Yes, for 12 months. If we have pointed out another problem, getting it fixed helps the new joint last.

What affects the quote in Caiystane

Call for a quick quote. What matters most is:

  • The old material and how stubborn it is
  • How many areas need sealing
  • The size of the job
  • The product the joint needs

The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first and give you a clear price before work begins.

What we need to know

When you contact us, these details help:

  • Where the job is, and your postcode
  • Any access issues, like height or stairs
  • If it’s domestic, commercial or a hotel
  • Roughly how big the job is

Every job is quoted individually, so start by telling us what you need. Simply email us at info@mrmastic.co.uk and describe the job, and pictures are welcome.

Landlord and commercial work in Caiystane

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

Housing providers, facilities teams and property managers book us too in Caiystane and across Edinburgh. Several sites can go on one quote, and we are fully insured.

Should I try it myself first?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

What happens on the day

We bring everything the job needs with us, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. It normally takes a few hours for a typical bath or shower, longer where several layers have been applied. Parking in city streets around Caiystane can be tight or controlled, so it helps to know about permits or nearby bays. If you’re in a flat, let us know how we get in at the street door.

  1. Surrounding tiles, trays and frames are protected first.
  2. The botched or failed sealant is cut away completely.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. Once dry, a suitable sealant is applied and tooled.
  5. You get the cure time and our view on why the joint failed.

Before we arrive

  • For indoor joints, keep the area dry beforehand if you can
  • Move anything stored near the joints
  • Tell us if parking is tricky

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • A bath, tray or worktop that moves until it’s properly fixed
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
  • A leaking trap, valve or supply pipe

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before booking.
