Window Mastic in Caiystane
Window mastic across Caiystane and nearby, with every bit of old sealant taken out first and a one-year guarantee.
- Gaps left after new windows were fitted
- Whistling draughts around closed windows
- Cracked internal joints between frame and plaster
Window mastic in Caiystane
A window frame and the wall around it expand and shrink at different rates. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. That is why the joint needs a flexible, low-modulus sealant rather than something rigid. If you have cracked sealant at the sill ends and old mastic that has gone black or come away, we can put it right, on window sills, timber windows & doors and composite doors alike.
Older stone-built tenements in Scotland’s cities were built with sash and case windows, though many have since been replaced. In Caiystane, as anywhere, the mastic between frame and wall is what stops draughts and rain getting in.
We stand behind the work with a one-year guarantee, so you’re covered after we have gone.

What sealant work cannot fix
New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:
- A door that needs adjusting, rehanging or new seals
- A sash or casement that won’t close properly
- Damp coming through the wall itself rather than the frame joint

Caiystane: your questions answered
How do repairs to the shared parts of a tenement in Caiystane get organised?
Most tenements arrange shared repairs through the owners or a property factor. The Tenements (Scotland) Act 2004 sets the rules for common parts if the deeds do not, and we can quote for the factor or the owners directly.
Do you work for landlords with property near Slateford station?
Yes, landlords and agents are among the people we work for. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.
Can you do several jobs on one visit?
Yes, and it often makes sense. Doing several areas at once is usually more efficient.
Can you do the inside joint as well?
Yes, we do both. Inside, the joint between frame and plaster is sealed neatly, using a paintable sealant if you want to decorate.
What should I tell you?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
How long should I leave it?
Many sealants skin over quickly but take longer to cure fully. We’ll give you the cure time for the product we used.
Do you do commercial work?
Yes. Hotels, offices and other businesses use us and we’re fully insured.
Is the new sealant paintable?
That depends on the product. Silicone isn’t paintable, but some hybrid sealants are. Mention any painting plans before any work starts.
What the job involves on each surface
uPVC windows
Fitters’ mastic on plastic frames is sometimes thin and rushed. We cut it out, back any deep gaps and reseal properly.
Aluminium frames
Metal frames expand in the sun and are often slim, with little room for error. A neat, narrow bead in a colour to match suits the frame.
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.
When to call us in Caiystane
Plenty of failed mastic was poorly applied in the first place. Mastic laid onto dusty, damp or crumbling surfaces didn’t grip properly, so it comes away long before its time.
The most common problems we see are:
- A bead that does not match the frame
- Gaps between the frame and the inside reveal
- Rushed sealant from a window installation
- Cold air getting in at the frame edge
Schools such as Firrhill High School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.
What to look for in a quote
- Whether they’re fully insured
- What product goes in the joint
- The length of the guarantee
- Which colour the sealant will be
How the visit works
Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a morning for a couple of windows and a door. Inside a flat in Caiystane, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.
- First, we confirm safe access to each frame.
- All the failed sealant is cut away, along with any loose debris.
- Frame and wall are cleaned and must be dry before sealing.
- Backing rod fills deep voids and the sealant goes in on top.
- We tool the joint so water runs off, then clear up.
Before we arrive
- Clear the area around the work
- Tell us about any water getting in
- For business premises, tell us about site rules or sign-in

Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. A few tips:
- Avoid blasting the frames with a pressure washer
- Check the mastic once a year
- Keep timber frames painted
- Make sure the drainage slots aren’t blocked
On timber frames, keep the paintwork in good order, since wood that gets wet swells and shrinks more. Keep paint off the silicone itself.
Leaks generally show up in wet, windy weather, but sealant goes on best when frames and walls are dry. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.

Windows and doors in Caiystane
The Tenements (Scotland) Act 2004 sets out how owners share the upkeep of common parts like the roof and outside walls, often through a property factor. Windows normally belong to the flat, but the title deeds have the final say. The Old and New Towns of Edinburgh are a UNESCO World Heritage Site, and the Georgian New Town is known for its sash windows. If a home is listed or in a conservation area, it’s worth checking with the council before changing the look of windows or walls.
In the older streets around Fairmilehead Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. If you let a flat or house near Slateford station, renewing tired window mastic between tenants heads off draught and damp complaints.

Why it’s worth doing now in Caiystane
Draughts and leaks don’t always mean new windows. Where the frames are sound, new mastic generally deals with draughts and leaks at the edges. If we find failed glass units or worn seals, we will tell you. For landlords in Caiystane, damp and leaks can be a Repairing Standard issue, so it’s worth fixing failed sealant before a tenant reports it.
Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.
