Comiston Window Mastic
Mastic around window and door frames, sills and patio doors for homeowners, landlords and businesses in Comiston. Fully insured, ARBOMaster approved and guaranteed for a year.
- Gaps left after new windows were fitted
- Water coming in at the bottom corners of a door
- Hard, cracked sealant around windows
About our window mastic in Comiston
There are two joints on most windows. Outside, the mastic keeps rain out; inside, the joint between frame and plaster stops draughts and tidies the reveal. We seal one or both, depending on what’s needed. We are often asked to deal with rain getting in at the frame or under the sill and rushed sealant from a window installation, across uPVC windows, aluminium frames and window sills.
Tenement flats in Scotland’s cities often have windows high above the street, so the mastic outside can go unchecked for years. Access is the first thing to plan for a job in Comiston.
Each job carries a 12-month guarantee.

- How many joints, rooms or windows are involved
- If someone has resealed it before

Why it’s worth doing now in Comiston
A cracked joint around a frame lets rain into the wall. Over time that can mean damp patches, damaged plaster and rotting timber. A reseal is a much smaller job. In a Scottish city tenement, failed sealant affects more than one flat: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.
Leaving a failed joint normally makes the job bigger, not smaller. If you’re unsure, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.
Why Comiston clients choose us
- We never seal over old sealant
- Domestic, commercial and hotel work
- Anti-fungal sanitary silicone in wet areas
- Tidy, careful work

Frames and glazing around Comiston
Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. The Old and New Towns of Edinburgh are a UNESCO World Heritage Site, with sash windows throughout the Georgian New Town. If a home is listed or in a conservation area, it’s worth checking with the council before changing the look of windows or walls.
Rented homes near Slateford station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. Whitefoord House, about 3.2 miles north-east, is one of the historic houses in the wider area around Comiston, and older homes nearby need a sealant that suits their walls. If you look after a building such as Firrhill High School, larger buildings have plenty of frames, and the mastic around each one ages.

Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Do not aim a pressure washer at the joints
- Ventilate rooms so frames do not stay wet inside
- Keep paint and stain on wooden frames in good order
- Wash the frames with mild soapy water
Wipe the frames with soapy water when you clean the windows, and avoid solvent cleaners on the sealant.
On timber windows, water behind the joint can lead to rot. Rotten timber needs a joiner, not a sealant, so early resealing is worth it.
Questions from Comiston
Can you do window mastic in Comiston?
Yes. We work across all of Scotland, and Comiston is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear price.
I let a flat near Slateford station. Can you help?
Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.
How long will my window job take?
Allow a morning for a couple of windows and a door. Access and the amount of old mastic make the biggest difference.
Will there be a smell?
Possibly a little. Any smell clears as the sealant cures.
Do you work for hotels and businesses?
Yes. Larger jobs can be planned room by room or area by area to suit the site.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Can you do upstairs windows?
Generally, yes. We plan safe access before the job, so mention the height and anything in the way.
How long should I leave it?
Different products cure at different speeds, so please follow the time we give you when we finish.
When something else is needed
New sealant cannot fix everything, and we’ll tell you before any work starts. Sealant will not put right:
- Faulty window hardware
- Penetrating damp from a failed cavity tray or render
- Rotten timber, which needs a joiner first
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before you book.

What happens on the day
Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes most of a day for a typical house, less for a few frames and we leave things clean and tidy. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Comiston, it helps to know the floor, the door entry arrangements and the nearest parking.
- Each frame is looked over and we agree which ones need resealing.
- The old mastic is cut out and scraped back to clean surfaces.
- Where the gap is deep, backing rod goes in first.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- We tool each bead neatly and check every joint is closed.
Preparing for the visit
- For indoor joints, keep the area dry beforehand if you can
- Tell us about any previous sealing or DIY attempts
- On commercial sites, let us know about site rules

DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.
