Remedial sealant near Colinton Mains

Remedial sealant for homes and businesses in Colinton Mains

Getting old sealant out properly is slow, careful work. Every layer is cut out, the residue cleaned off and the joint degreased, without scratching tiles, trays or frames. Only then can new sealant bond. We work on expansion joints, failed movement joints and shrunken worktop sealant, and common reasons people get in touch are sealant peeling off a dusty or damp surface and movement joints that have split or pulled away.

Stone-built tenements are part of every Scottish city, alongside houses and newer flats. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem.

Big or small, it’s backed by our 12-month guarantee in Colinton Mains and across Edinburgh.

Common problems we fix in Colinton Mains

Joints that move need sealant that can stretch. Flexing baths, rocking trays and building movement joints will split a rigid or thin bead.

Keep an eye out for any of the following:

  • Kitchen joints letting water behind the worktop
  • Wide, uneven beads that look worse than the old ones
  • Caulk or the wrong sealant used in a wet area
  • Sealant that came away because the surface wasn’t prepared

If you let a flat or house near Slateford station, botched sealant from a previous quick fix is easier to strip out between tenants.

When something else is needed

A few problems are outside what sealant work can do:

  • A cracked shower tray or bath (that needs repair or replacing)
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
  • Failed tanking or loose tiles behind the sealant

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before booking.

Your questions about remedial sealant in Colinton Mains

Do you cover Colinton Mains for remedial sealant?

Yes, Colinton Mains is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear price.

Can a failed shower seal in a tenement flat in Colinton Mains leak into the flat below?

It can. Tenement floors are usually timber, and water from a failed seal can find its way down to the flat below, and then the repair involves your neighbours too. Replacing tired sealant early is the simplest way to avoid that.

Where are you based?

We’re a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Does someone need to be in?

We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.

How long before the joint can be used?

That depends on the sealant used, so follow the cure time we give you when we finish.

Can old silicone be taken off without scratching the tiles?

Yes. Residue is removed with a product suited to the surface rather than scraped hard, so the new sealant bonds cleanly.

Can failed expansion joints be resealed?

Yes. The depth is set with backing so the sealant only bonds to the two sides, which lets it stretch.

The process

Every visit runs the same way: we check the joints, protect the area around them, do the work and tidy away. It normally takes a few hours, depending on how many layers have to come out. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. For a job in Colinton Mains, tell us the floor, how the door entry system works and where we can park nearby.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Each layer is cut out and the residue cleaned off.
  3. Mould is treated and the joint dried.
  4. The right product goes in, with backing where the joint moves.
  5. We finish neatly and point out anything that needs another trade.

How to prepare

  • Keep pets and children clear of the area while we work
  • On commercial sites, let us know about site rules
  • Mention any leaks or damp you’ve noticed

Advice

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Check trays and worktops do not move
  • Always have old sealant cut out, not covered
  • Check ceilings under showers for marks
  • Keep the room well ventilated

Don’t let anyone seal over it later. New silicone does not bond to old, so the old bead should always come out first.

A split movement joint lets rain into walls and floors, and the longer it’s left, the more the joint edges break down. Resealing while the edges are sound is simpler.

Why deal with it now?

Remedial work takes longer than a straight reseal, but rarely a lot: the work takes a few hours for most joints, depending on how much old sealant has to come out. Compared with chasing the same leak every few months, it’s time well spent. In a tenement flat in Colinton Mains, a failed seal is rarely just your problem: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Why us?

  • Tidy, careful work
  • Every job guaranteed for a year
  • An ARBOMaster approved applicator
  • Anti-fungal sanitary silicone in wet areas

What affects the cost of remedial sealant

We do not publish a price list, because jobs vary so much. The quote depends on:

  • Mould in or behind the old joints
  • Whether the work is at height
  • The number of rooms or windows
  • Any working-time requirements on site

Combining jobs into one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

Asking for a quote

Photos by email are helpful but not essential. Please mention:

  • Pictures of the joints, sent by email
  • What’s wrong with the joints now
  • If it’s domestic, commercial or a hotel
  • Whether it has been sealed before

What remedial sealant looks like in Colinton Mains

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Managing a site like Firrhill High School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For an older house near a landmark such as St Johns Colinton Mains Church, walls and floors in older homes can move, and sealant and grout show it first.
