Leith Regrouting
Our applicators work in Leith on raking out old, cracked or stained grout and regrouting tiled walls and floors. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.
- Grout that stays dark however much it’s cleaned
- Crumbling grout between the tiles
- Discoloured grout on otherwise sound tiles
How we handle regrouting in Leith
We work across Leith, regrouting bathrooms, showers and kitchens. The old grout is raked out, the joints cleaned and new grout laid, and we finish by resealing the edges. We work on bathroom floors, tiled floors and kitchen splashbacks, and people most often call us about cracked or crumbling grout lines and a grout colour that no longer suits the room.
In Scotland’s cities, including the area around Leith, many older flats had their bathrooms added into small rooms later on. Space is tight and ventilation can be poor, and steam with nowhere to go is what turns sealant black and grout grey.
You get a one-year guarantee, the same in Leith as everywhere else we work.

FAQs for Leith
Do you work in hotels near Leith?
Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.
Can a failed shower seal in a tenement flat in Leith leak into the flat below?
Yes, and the first sign is often a mark on the ceiling below. Cutting out the old sealant and laying a fresh bead puts a stop to it.
Do you cover Leith?
Yes, we do. Leith is part of the area we cover.
Can tenants book the work?
Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.
Is regrouting a chance to pick a new grout colour?
Yes, plenty of people choose to. Darker grout can hide marks, while lighter grout brightens a room.
Can you regrout just the shower?
Yes, we often do. The shower generally fails first, so many people regrout just that part.
Is it messy?
No. The area is protected while we work and cleaned up afterwards.
What guarantee comes with the work?
All our work carries a one-year guarantee, and we are fully insured.
DIY sealant or a professional job?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

How to look after the new joints
After the cure time, these simple habits help:
- Do not use strong acidic cleaners on grout
- Get any tile that moves checked promptly
- Wipe water off the walls when you’re done
- Rinse the tiles after showering
A squeegee or cloth over the tiles after use keeps water off the grout. Run the extractor fan or open a window so the grout dries between uses.
Grout that stays dark after cleaning is starting to fail. At this point it’s a simple regrout while the tiles are still sound.
What we cannot put right
To be straight with you, some problems need a different trade:
- Cracked or broken tiles
- Waterproofing that has failed below the tiling
- Loose tiles, which need refixing first
If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

Do you need regrouting in Leith?
When tiles or the wall behind them move, the grout cracks. Loose tiles, bouncy floors and timber walls can all do it, so we check the tiles before we start.
It’s worth asking for a quote if you see:
- Grout washed out of a shower
- Greasy, stained grout behind the hob
- Cracked or crumbling grout lines
- Stained grout that cleaning will not shift
If you live in an older home near St Ninians Church, older homes can move a little, which is hard on rigid grout and tired sealant.
What to look for in a quote
- When the joint can take water or movement
- Is VAT in the price?
- What guarantee comes with the work
- Are they insured?
Regrouting around Leith
Leith is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Edinburgh has a lot of tenement flats, in the Old and New Towns and well beyond, and in a tenement, a leaking seal can reach the neighbours below.
If you let a flat or house near Edinburgh Waverley station, stained grout drags a rental down, and regrouting between lets puts that right. For site and facilities teams at buildings such as Leith School of Art, we reseal washrooms and kitchens in schools and businesses as well as homes.

What affects the quote in Leith
There’s no set price list, because no two jobs are the same. The quote depends on:
- The number of rooms or windows
- Working hours on commercial sites
- The number and length of the joints
- Mould in or behind the old joints
The cost reflects the work involved, not guesswork. That is why we ask about the job first and agree the price before starting.
What we need to know
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- Whether it has been sealed before
- The rough size of the job
- Where the job is, and your postcode
- Access, such as stairs, a lift or height
We quote each job on its own, so start by telling us what you need. Simply email us at info@mrmastic.co.uk and describe the job, and pictures are welcome.
How it works
When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours for a shower enclosure, longer for a whole room. For a tenement in Leith, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. It helps to know which it is when you get in touch.
- We check the tiles for any that are hollow or loose.
- The old grout is removed to an even depth.
- We vacuum the joints so the new grout bonds.
- New grout is pressed into the joints and the tiles are cleaned.
- We finish with silicone in the moving joints.
Getting ready for the visit
- Tell us about any previous sealing or DIY attempts
- Clear items away from the joints we are working on
- Where the joints are inside, avoid wetting them before we arrive

Surface by surface
Kitchen splashbacks
Grout behind the hob and sink works hard. We renew the grout and the worktop sealant.
Shower walls
Shower walls are the most common area we regrout. Gaps here let water get behind the tiling.
