About our regrouting in Pilrig

Before work begins, the tiles are checked. Loose or hollow tiles are pointed out first, because regrouting won’t fix what’s behind them. With sound tiles, regrouting is a tidy, lasting improvement. If you are dealing with discoloured grout on otherwise sound tiles and grout in a colour the owner wants to change, we can help.

From stone-built tenements to new flats and suburban houses, Pilrig is in a city with every kind of home. Generally soft Scottish water means less limescale, but steam and poor ventilation still let mould into the sealant and grout.

Every job is covered by our 12-month guarantee, wherever you are in Edinburgh.

Can I do it myself?

If you’ve already had a go yourself, that’s fine. We cut it out and start again.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Regrouting in Pilrig: local notes

Pilrig is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Tenement flats are common across Edinburgh, where a failed seal can soon reach the flat below.

If you live in an older home near Pilrig Dalmeny Street Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

How the visit works

We bring everything the job needs with us, so there’s nothing for you to buy. Once we have agreed what’s being done, we protect the area and start. Most jobs take a few hours, or longer for a fully tiled room. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Pilrig, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. We agree the area to be regrouted and point out any loose tiles.
  2. Grout is raked out without chipping the tiles.
  3. Dust is cleared from every joint.
  4. The new grout goes in, then the tile faces are cleaned.
  5. Internal corners and edges are resealed.

Preparing for the visit

  • Mention any sign-in or site rules at work premises
  • Clear the area around the work
  • Keep children and pets away from the work area

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Run the extractor fan during and after a shower
  • Stick to mild products for cleaning grout
  • Use a squeegee on the tiles after showering
  • Avoid neat bleach and strong acid descalers on grout

Leave the area unused for as long as we advise, so it can harden properly. After that, rinse the tiles after showering and keep the room ventilated.

Tiles can come away if failed grout is left. By then, new grout alone isn’t enough, so it’s worth acting early.

How we quote for regrouting

You’ll get a clear quote before work begins. It’s based on:

  • Mould in or behind the old joints
  • The size of the job
  • Working hours on commercial sites
  • Which sealant suits the joint

The cost depends on the size of the job, how much old material has to come out and access to the work. You will have a clear quote before any work starts.

What we need to know

What to tell us when you ask for a quote:

  • If someone has resealed it before
  • Roughly how big the job is
  • How we’d reach the joints
  • Pictures of the joints, sent by email

Getting a quote is simple: tell us what needs doing and where and its rough size. Photos by email help us understand the job, and we’ll come back to you with a quote.

Pilrig: your questions answered

Can you help a landlord with a rental near Edinburgh Waverley station?

Yes. We work for letting agents and landlords as well as homeowners, and several properties can go on one quote. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.

Do you take on hotel work around Pilrig?

Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Will you leave a mess?

Tidy work is part of the job. We protect what’s around the joints.

Can you seal over the old sealant?

No. The old sealant always comes out first, so the new sealant bonds properly.

What information do you need?

The location, the problem and the rough size of the job. Photos by email help too.

What sealant do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Do you regrout part of a bathroom, like the shower?

Yes. Many jobs are just the shower walls, or just the joints that have failed.

Will regrouting fix loose tiles?

Regrouting will not fix loose tiles. We flag any loose or hollow tiles before starting, so you can decide what to do.

Signs you need regrouting in Pilrig

Hard water and soap leave a film on grout that is hard to shift. The grout beneath can stain and weaken, and at that point, new grout is the better answer.

Keep an eye out for these signs:

  • Gaps where the shower grout has gone
  • Old grout in a dated colour
  • Grout that’s cracking and breaking up
  • Discoloured grout on otherwise sound tiles

Rented homes near Edinburgh Waverley station change hands often, and clean grout and fresh sealant between tenancies make a bathroom look cared for again.

Questions to ask before you book

  • Are they insured?
  • What the quote includes, VAT included or not
  • Whether you can choose the colour
  • How the joint is cleaned and prepared

What we can’t put right

Sealant isn’t the answer to every problem, and we will tell you before any work starts. It won’t solve:

  • Damaged tiles that need replacing
  • A structure that flexes behind the tiles
  • A leaking shower valve or waste

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.
