Need regrouting in Timber Bush?

Timber Bush: your questions answered

Can you help a landlord with a rental near Edinburgh Waverley station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.

Could a leaking bath seal in my Timber Bush flat reach the neighbours below?

It can. Tenement floors are normally timber, and water from a failed seal can find its way down to the flat below. Replacing tired sealant early is the simplest way to avoid that.

What sealant do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we will tell you what we are using.

What should I tell you?

A short description and the location, with photos by email if possible. If we need more, we will ask.

Where do you work from?

We are based in Crawley, West Sussex, and we work across South East England, London and Scotland.

Do you come to Timber Bush?

Yes. We are based in Crawley and work across South East England, London and Scotland.

Can you do several jobs on one visit?

Yes. More than one area can be quoted together.

Will regrouting fix loose tiles?

Loose tiles need refixing before regrouting. We’ll show you which ones before any grout comes out.

Regrouting for homes and businesses in Timber Bush

Regrouting suits shower walls, bathroom floors, kitchen splashbacks and wet rooms. It can be a full room, others just the shower. Either way, tiled areas in Timber Bush are handled the same careful way. Common call-outs are for floor grout that won’t come clean and good tiles let down by tired grout, on tiled floors, shower walls and kitchen splashbacks.

In Scotland’s cities, including the area around Timber Bush, many older flats had their bathrooms added into small rooms later on. Space is tight and ventilation can be poor, and steam with nowhere to go is what turns sealant black and grout grey.

Big or small, it’s backed by our 12-month guarantee.

How to look after the new joints

So the new joints stay in good condition:

  • Open a window or run the fan to clear steam
  • Keep an eye on the silicone along the edges
  • Rinse the tiles after showering
  • Wipe or squeegee the shower walls

Give the new grout the time we tell you before using the shower, so it cures fully. From then on, a quick rinse after showering helps and keep the room ventilated.

Stains that will not clean are a sign the grout is breaking down. At this point it’s a simple regrout while the tiles are still sound.

What sealant work cannot fix

Before you book, it’s worth knowing the limits too:

  • A structure that flexes behind the tiles
  • Failed tanking or waterproofing under the tiles
  • Tiles that are chipped or split

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

How the job changes by surface

Bathroom wall tiles

Splash areas around basins and baths stain first. We can regroute just those areas or the whole wall.

Shower walls

Shower walls are the most common area we regrout. Gaps here let water get behind the tiling.

Signs you need regrouting in Timber Bush

Strong cleaning products and hard scrubbing slowly erode grout. Some bleaches and acid descalers break grout down with repeated use, leaving the joints sunken and rough.

Common reasons people contact us are:

  • Shower grout that has worn away
  • Grout that is cracking and breaking up
  • Grout stained black or orange that won’t clean
  • Cracked grout along the bath or tray

If you let a flat or house near Edinburgh Waverley station, a regrout while the flat is empty is quicker than working around a tenant.

What your quote should include

  • Which colour the sealant will be
  • What the cure time is
  • How hidden problems are handled
  • What guarantee comes with the work

Choosing a sealant specialist

What happens if it’s left?

If tiles are loose, regrouting alone isn’t the answer. We’ll tell you before work begins so you know what’s involved. Where the tiles are sound, regrouting is far less disruptive than retiling. Private landlords in Timber Bush must meet the Repairing Standard, and damp or leaks can fall short of it, so it’s worth fixing failed sealant before a tenant reports it.

What you pay reflects the work, not a rough estimate. That is why we ask about the job first and give you a clear quote before any work starts.

What happens on the day

Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours, or longer for a fully tiled room. For a tenement in Timber Bush, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. It helps to know which it is when you get in touch.

  1. We check the tiles are sound and flag any that are loose or hollow.
  2. Old grout is raked out to a consistent depth without chipping the tiles.
  3. The joints are vacuumed and cleaned.
  4. Fresh grout goes into the joints and the tile faces are wiped clean.
  5. Corners and edges are resealed with flexible silicone, not grout.

Before we arrive

  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us if parking is tricky
  • Mention any leaks or damp you’ve noticed
