Oxgangs Bathroom Resealing
Bath, shower, basin, wet room, worktop and sink resealing for homeowners, landlords and businesses in Oxgangs. Fully insured, ARBOMaster approved and guaranteed for a year.
- Two layers of silicone, both failing
- Black spots spreading through the bead
- Water escaping at the shower enclosure
Oxgangs homes and their sealant
In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.
Managing a site like Firrhill High School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Bathroom resealing in Oxgangs
The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. We work on kitchen worktops & upstands, basins & vanity units and shower trays & enclosures, and the jobs we see most are gaps between the worktop and the wall and new sealant laid over old sealant that is now lifting.
From stone-built tenements to new flats and suburban houses, Oxgangs is in a city with every kind of home. Generally soft Scottish water means less limescale, but steam and poor ventilation still let mould into the sealant and grout.
All our work is covered by our one-year guarantee.

What we do, step by step
Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. In a city area like Oxgangs, parking may be by permit or pay-and-display, so tell us what’s nearby. If you’re in a flat, let us know how we get in at the street door.
- We cover the area around the joints we are working on.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Before we arrive
- Let us know about parking restrictions
- Plan for the work area to be out of bounds to pets and children
- Let us know if you’ve seen damp or leaks
How to get a quote
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.

What we cannot put right
We won’t take on work that won’t last, so these are the limits:
- Loose or hollow tiles, or failed tanking behind them
- A tray that rocks until it’s re-bedded
- Cracked or missing grout between tiles (that is regrouting)
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.

DIY sealant or a professional job?
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Different surfaces, different methods
Sinks & splashbacks
Water getting under the rim of an inset sink can soak the worktop. Where the sealant around the visible edge has failed, we renew it.
Baths
Most bath leaks begin along the long edge, especially under a shower. We finish it with a single, even bead of anti-fungal silicone, tooled so water cannot sit on it.
Common questions in Oxgangs
Can you do bathroom resealing in Oxgangs?
Yes, Oxgangs is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear price.
I let a flat near Slateford station. Can you help?
Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.
Can you quote for more than one area?
Yes. Several rooms, windows or areas can go on one quote.
Is it OK to put new sealant on top of the old bead?
No, never. Sealing over the top looks fine for a few weeks, then lifts, because silicone does not bond to silicone. Every trace of the old bead is removed first.
Do you remove the old sealant?
Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.
Do you work for hotels and businesses?
Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.
What do you put in the joint?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Leave it or put it right?
You do not need a new bathroom because the sealant looks bad. Replacing the joint is normally all it takes, as long as the fittings themselves are sound. If something else is wrong, we will tell you. Scottish rain finds any gap around a frame or wall joint, and in Oxgangs, damp can spread through stone and plaster before anyone sees it.
What you pay reflects the work, not guesswork. That’s why we ask about the job first and agree the price before starting.

What else we do in Oxgangs
What we are called out for in Oxgangs
Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.
The problems people usually mention when they call are:
- Black mould in the silicone that won’t clean off
- Water getting behind the kitchen upstand
- Two layers of silicone, both failing
- Leaking joints on a shower screen
If you let a flat or house near Slateford station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
What your quote should include
- How much experience the applicator has
- Is VAT in the price?
- What guarantee comes with the work
- How the colour is chosen
