What bathroom resealing looks like in Caiystane
Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.
If you look after a building such as Firrhill High School, we reseal washrooms and kitchens in schools and businesses as well as homes. For landlords with property near Slateford station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. For an older house near a landmark such as Fairmilehead Church, walls and floors in older homes can move, and sealant and grout show it first.

How we handle bathroom resealing in Caiystane
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it into walls, panels and floors. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. Typical jobs include mouldy sealant that has gone black and leaking joints on a shower screen, on basins & vanity units, sinks & splashbacks and baths.
Caiystane is in one of Scotland’s four big cities, where many tenement bathrooms were fitted into rooms that weren’t built for them. Space is tight and ventilation can be poor, and steam with nowhere to go is what turns sealant black and grout grey.
Every job comes with our 12-month guarantee, wherever you are in Edinburgh.

What affects the cost of bathroom resealing
There’s no set price list. The quote depends on:
- Access and height
- The size of the job
- Whether there’s mould to deal with
- Whether old sealant or filler has to be cut out
The cost reflects the work involved, not guesswork. That’s why we ask about the job first and send you a clear quote before we start.
Asking for a quote
What to tell us when you ask for a quote:
- Roughly how big the job is
- The problem you’ve noticed
- Any previous sealing or DIY work
- A few pictures by email, if you can
Every job is quoted individually. Just send an email to info@mrmastic.co.uk with the details.
For landlords and businesses
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.
Should I try it myself first?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
Why it’s worth doing now in Caiystane
You do not need a new bathroom because the sealant looks bad. A new bead often brings the whole room back, provided the bath, tray and tiles are in good order. If we find a deeper problem, you will hear it from us. In a Scottish city tenement, failed sealant affects more than one flat: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.
Combining jobs into one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. We’ll give you a clear price for the lot.

Questions from Caiystane
I let a flat near Slateford station. Can you help?
Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.
Could a leaking bath seal in my Caiystane flat reach the neighbours below?
Yes, and the first sign is often a mark on the ceiling below. A proper reseal, with all the old sealant cut out, stops it at the source.
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Do the sealants smell?
There can be a smell while the sealant cures, but it fades. Opening a window helps.
What colours of sealant can you use?
White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.
Can mouldy silicone be sorted out?
Yes. Once mould has grown into the silicone, it usually cannot be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
Can I do it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
What sealant do you use?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we’re using and why.
What we do, step by step
Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes two to three hours for a typical bath, depending on how much old sealant there is, depending on the amount of work. Parking in city streets around Caiystane can be tight or controlled, so it helps to know about permits or nearby bays. If you are in a flat, let us know how we get in at the street door.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you’re told the cure time, normally around 24 hours.
Before we arrive
- Keep pets and children clear of the area while we work
- Tell us about access, such as stairs, a lift or high-level joints
- Tell us if parking is tricky

Keeping the joints in good condition
Aftercare is simple:
- Wait for the cure time we give you
- Do not let bottles sit on the bead
- Clean with a mild bathroom cleaner and a soft cloth
- Check the joints every few months for splits or lifting
In a kitchen, don’t let water sit along the back of the worktop and keep hot pans away from the silicone. A dry joint lasts longer.
Don’t wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.
