Bathroom Resealing in Longstone
We cover Longstone for bath, shower, basin, wet room, worktop and sink resealing. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.
- A joint torn by a bath that flexes
- Damp behind the bath or under the tray
- Sealant that has split, shrunk or peeled away
DIY sealant or a professional job?
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
Bathroom resealing in Longstone
With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Longstone. We’re fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. We work on shower trays & enclosures, wet rooms and basins & vanity units, and people most often call us about sealant that has split, shrunk or peeled away and a messy, uneven bead from a previous reseal.
Stone-built tenements are part of every Scottish city, alongside houses and newer flats. With flats above and below, a leak from a tired seal can reach the flat underneath.
Each job carries a 12-month guarantee, large or small.

Work for landlords, hotels and businesses
Hotels need rooms back in use, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.
Common questions in Longstone
Could a leaking bath seal in my Longstone flat reach the neighbours below?
It can. Tenement floors are generally timber, and water from a failed seal can find its way down to the flat below. It’s worth sorting sealant and grout before it gets that far.
Do you work for landlords with property near Kingsknowe station?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.
How long before the new sealant can get wet?
We give you the cure time before we leave, and it’s generally around 24 hours. Using it sooner can damage the bead.
Are you fully insured?
Yes. Full insurance covers our work.
Where do you work from?
We work from Crawley. We cover Longstone and the rest of Edinburgh, along with the rest of our area.
Can you just seal over the old silicone?
No, never. Sealing over the top looks fine for a few weeks, then lifts. We remove the old bead completely before resealing.
How much does bathroom resealing cost in Longstone?
It depends on the job, so we quote each one individually. To get one, email us at info@mrmastic.co.uk and tell us what needs doing and where.
Do I have to be there?
It depends on the job. Inside work needs someone to give us access.
Honest limits
To be straight with you, some problems need a different trade:
- A leaking waste, trap or valve
- Movement from a bath with loose feet or no proper support
- Cracked or missing grout between tiles (that’s regrouting)
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before you book.
What we seal
- Kitchen worktops & upstands
- Wet rooms
- Sinks & splashbacks
- Baths
- Shower trays & enclosures
- Basins & vanity units
How the visit works
When we arrive, we start by going over the job with you, so you know exactly what we’re doing. We protect the surfaces around the joints before work begins. The work normally takes around two hours for one bath or shower, longer for a whole bathroom. Inside a flat in Longstone, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you’re told the cure time, generally around 24 hours.
Before we arrive
- Keep children and pets away from the work area
- Tell us about access, such as stairs, a lift or high-level joints
- Clear items away from the joints we’re working on
How to get a quote

What bathroom resealing looks like in Longstone
Tenement flats are common across Edinburgh, and in a tenement, a leaking seal can reach the neighbours below. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
For site and facilities teams at buildings such as Merchiston Castle School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Surface by surface
Baths
A bath shifts slightly every time it’s filled, so it’s filled with water before the bead goes on. The joint is then laid with the bath at its lowest point and is not torn the first time it’s used.
Basins & vanity units
Vanity units have long, worktop-style joints against the wall. Water that gets behind can damage the unit, so a neat, continuous bead matters.

How to look after the new joints
To keep the joints looking good and working properly:
- Don’t let bottles sit on the bead
- Stick to a soft cloth and a mild cleaner
- Wipe up water along the back of the worktop
- Give the silicone its full cure time
Give the silicone time to cure before it gets wet, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.
Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. A reseal in time can save the worktop.
Signs you need bathroom resealing in Longstone
Sealing over old silicone is one of the commonest mistakes we find. New silicone won’t bond to old silicone, so it lifts, lets water in and traps mould underneath.
The most common problems we see are:
- Leaks into the floor or ceiling below
- Water getting behind the kitchen upstand
- New sealant laid over old sealant that is now lifting
- A bead that has pulled away from the tiles
Rented homes near Kingsknowe station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
