Longstone External Mastic

Problem with your movement joints in Longstone? We cut out the old, prepare the joints and apply the right sealant, with a one-year guarantee.

  • Old sealant gone brittle and cracked
  • Leaking joints around cladding and façade panels
  • Plants rooting in failed movement joints

Trusted external mastic in Longstone

External mastic in Longstone, done properly

Failed sealant is cut out, the depth set with closed-cell backing rod, and the joint resealed with a low-modulus sealant made for outside. The colour is chosen to suit the brick or render so the joint doesn’t stand out. We work on concrete & block, façade panels and render & cladding joints, and the jobs we see most are joints pointed up with cement by mistake and damp patches traced to an open external joint.

In a Scottish city tenement, the roof, gutters and outside walls are shared by all the flats. For a tenement in Longstone, repairs to shared parts are generally agreed between the owners, often through a property factor.

The work is covered for a year after we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

When it isn’t the sealant

We’ll always be straight with you, so here’s what new sealant will not do:

  • Damp that isn’t coming from the joint
  • Render that is blown, hollow or coming away
  • Walls that need new movement joints cut into them

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

Joints and surfaces we work on

  • Brickwork movement joints
  • Render & cladding joints
  • Façade panels
  • Copings & trims
  • Concrete & block
  • Joints between brick and frames

How to look after the new joints

So the new joints stay in good condition:

  • Do not let climbing plants root in the sealant
  • Keep high-pressure jets off the joints
  • Leave the joints unpainted unless we have said otherwise
  • Never let anyone fill a movement joint with mortar

Avoid pressure-washing straight into the joints. High-pressure water can lift the edges over time.

Gaps, plants or missing sealant in a joint are worth getting looked at. Early work is quicker and leaves a better finish.

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Your questions about external mastic in Longstone

Is Longstone in your area for external mastic?

Yes, Longstone is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.

I let a flat near Kingsknowe station. Can you help?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will tell you what we’re using.

Do you remove the old sealant?

Yes, every time. New silicone does not stick to old silicone, so the joint is cleaned back first.

Are you insured?

Yes. We are fully insured.

Is there any odour?

It depends on the product. Some smell for a while, some hardly at all.

Can new sealant go over the old?

No, and we never do. It may look fine at first, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.

Why do you put foam in the joint first?

Backing rod goes into deeper joints as a matter of course. It sets the sealant depth and prevents three-sided bonding, so the joint can move.

Signs you need external mastic in Longstone

If plants are growing out of a joint, the sealant has normally failed or was never there. Roots and dirt hold water against the wall and speed up the damage.

Look out for these signs:

  • Damp patches traced to an open external joint
  • Joints pointed up with cement by mistake
  • Old sealant gone brittle and cracked
  • Joints where the bead has come unstuck

For landlords with property near Kingsknowe station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

How to choose a mastic man

What affects the cost of external mastic

Your quote is based on your job. We look at:

  • When we can work, for business premises
  • The type of sealant required
  • How easy the joints are to reach
  • Whether there’s mould to deal with

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

What we need to know

To help us quote quickly, let us know:

  • Any access issues, like height or stairs
  • If someone has resealed it before
  • How many joints, rooms or windows are involved
  • Whether it’s a home or a business

It all starts with a short chat. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. When it suits you, email us at info@mrmastic.co.uk.

Why act early in Longstone

An open joint keeps letting water into the wall with every downpour. In cold weather, frost can damage wet brick and render, so the damage spreads beyond the joint. For landlords in Longstone, damp and leaks can be a Repairing Standard issue, so failed sealant is best replaced before it becomes a complaint.

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.

Why choose Mr Mastic in Longstone

  • Over 20 years’ experience
  • 12-month guarantee on every job
  • Fully insured
  • Anti-fungal silicone where joints get wet

Walls and rooflines in Longstone

The Tenements (Scotland) Act 2004 sets out how owners share the upkeep of common parts like the roof and outside walls, and many buildings use a factor to arrange it. Your title deeds say which parts are shared. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Historic houses such as Whitefoord House, about 3.8 miles north-east, show how far back building around Longstone goes. Schools such as Merchiston Castle School are buildings too, and its movement joints, gutters and trims need looking after like any other building’s.

What happens on the day

Good joint work is mostly preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for a handful of joints, longer for a whole elevation. Inside a flat in Longstone, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Before we arrive

  • For business premises, tell us about site rules or sign-in
  • Move anything stored near the joints
  • Let us know about parking restrictions
