Bathroom & kitchen resealing in Parkhead, Edinburgh
Our applicators work in Parkhead on bath, shower, basin, wet room, worktop and sink resealing. Old sealant removed completely, joints prepared properly.
- Leaks into the floor or ceiling below
- Mouldy sealant that has gone black
- A joint torn by a bath that flexes
Bathroom resealing in Parkhead
Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the new joint is not pulled apart the first time it’s used. It’s a small step that rushed reseals tend to skip. If you have shrunken sealant along the back of a worktop and leaks into the floor or ceiling below, we can put it right, whatever the surface.
Parkhead is in one of Scotland’s four big cities, where many tenement bathrooms were fitted into rooms that weren’t built for them. Rooms like that are often small and slow to dry out, which is hard on sealant and grout.

Surface by surface
Basins & vanity units
Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.
Baths
Acrylic baths give a little under load, while steel and cast iron baths move less but still settle when full. Filling the bath first allows for that movement.
Keeping the joints in good condition
How long the joints last depends on use and care. We suggest:
- Dry the bead with a towel now and then
- Dry worktop joints after washing up
- Keep scourers and sharp tools away from the bead
- Clean with a mild bathroom cleaner and a soft cloth
In a kitchen, do not let water sit along the back of the worktop. A dry joint lasts longer.
Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning usually will not remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
What happens on the day
We keep the work tidy and contained to the joints we are treating, so you can get on with your day. The job generally takes a couple of hours for a single bath or shower. Inside a flat in Parkhead, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.
Getting ready for the visit
- Plan for the work area to be out of bounds to pets and children
- For business premises, tell us about site rules or sign-in
- Mention any leaks or damp you’ve noticed

DIY versus a professional finish
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
What we can’t put right
To be straight with you, there are a few things sealant will not fix:
- A tray that rocks until it’s re-bedded
- Cracks in the tray itself rather than the joint
- Water getting in through the grout rather than the sealant
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.

Landlord and commercial work in Parkhead
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.
We work for landlords and agents as well as householders. Resealing between tenancies is a simple way to keep a property in good order.
Your questions about bathroom resealing in Parkhead
Can you do bathroom resealing in Parkhead?
Yes. Our work covers the whole of Scotland, and Parkhead is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.
Can a failed shower seal in a tenement flat in Parkhead leak into the flat below?
Yes. With flats above and below, a leak from a failed seal rarely stays in one flat. Cutting out the old sealant and laying a fresh bead puts a stop to it.
Where is Mr Mastic based?
We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.
Do you do kitchens as well as bathrooms?
Yes. Next to the sink we use a food-safe product where it’s needed.
How long does a bath or shower reseal take?
It depends on how many joints there are and how much old sealant has to come out. Allow a couple of hours for a typical bath or shower.
Will there be a smell?
Possibly a little. Any smell clears as the sealant cures.
Do you work for landlords and businesses?
Yes, often. Several properties can go on one quote, and between tenancies is a good time for the work.
Will it make a mess?
No. We work neatly, protect the area around the joints and tidy up afterwards.
Leave it or put it right?
Running new silicone over the old joint can look tidy for a few weeks, but it will not bond. Water creeps under it and mould follows, so the next person has twice as much to remove. Scottish rain finds any gap around a frame or wall joint, and in Parkhead, damp can spread through stone and plaster before anyone sees it.
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.

Bathrooms and kitchens in Parkhead
Edinburgh has a lot of tenement flats, in the Old and New Towns and well beyond, and in a tenement, a leaking seal can reach the neighbours below. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Letting a property close to Kingsknowe station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Schools such as Merchiston Castle School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.
