Need regrouting in Longstone?

Regrouting in Longstone, done properly

When grout stays dark however much you clean it, the discolouration has usually soaked into the grout. New grout is the fix that lasts, and it’s a chance to change the colour too. We work on tiled floors, wet rooms and bathroom floors, and people most often call us about crumbling grout between the tiles and discoloured grout on otherwise sound tiles.

Stone-built tenements are part of every Scottish city, alongside suburban houses and modern blocks. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem, and that is as true in Longstone as anywhere in the city.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Different surfaces, different methods

Kitchen splashbacks

The grout by the hob and sink takes most of the mess. We renew the grout and the worktop sealant.

Bathroom wall tiles

Splash areas around basins and baths stain first. We can regroute just those areas or the whole wall.

Longstone: your questions answered

Can you do regrouting in Longstone?

Yes. Our work covers the whole of Scotland, and Longstone is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear quote.

Can you help a landlord with a rental near Kingsknowe station?

Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.

Do I have to be there?

We need access to the joints, so we’ll agree that with you when we book. Indoors, that generally means someone at home.

Can new sealant go over the old?

No, and we never do. It can look neat for a few weeks, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We will tell you what we’re using and why.

Is regrouting a chance to pick a new grout colour?

Yes. It’s the ideal time to change it. Tell us the colour you’d like when you ask for a quote.

Should I try DIY first?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs.

How soon can the shower be used after regrouting?

The wait depends on the materials and how warm the room is. We will give you a time to follow when the job is done.

The process

Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours, or longer for a fully tiled room. For a tenement in Longstone, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. It helps to know which it is when you get in touch.

  1. We agree the area to be regrouted and point out any loose tiles.
  2. Grout is raked out without chipping the tiles.
  3. Dust is cleared from every joint.
  4. We grout the joints and wipe the tiles clean.
  5. Internal corners and edges are resealed.

Preparing for the visit

  • Mention if the joints have been sealed before
  • Tell us about access, such as stairs, a lift or high-level joints
  • Try not to wet indoor joints just before the visit

Advice

Work for landlords, hotels and businesses

We work for landlords and agents as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.

If you manage several properties in or around Longstone, several properties can go on one quote. Send us the addresses and the work at each, and photos by email help.

Why deal with it now?

Grouting over old grout rarely lasts. A thin skin on top tends to break off. Raking out to a consistent depth gives the new grout something to hold. Scottish rain finds any gap around a frame or wall joint, and in Longstone, damp can spread through stone and plaster before anyone sees it.

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

What you get with us

  • Homes, businesses and hotels
  • Sanitary silicone with an anti-fungal additive in wet areas
  • We never seal over old sealant
  • Arbo and Everbuild products

See our cost guide and what customers say.

Can I do it myself?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

How we quote for regrouting

There’s no set price list, because no two jobs are the same. What we look at:

  • Whether the work is at height
  • The number of rooms or windows
  • How much there is to do
  • How much old sealant there is and how hard it is to remove

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will explain what it covers.

What we need to know

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • If someone has resealed it before
  • How many joints, rooms or windows are involved
  • What’s wrong with the joints now
  • Photos by email, if that is easy

There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, email us at info@mrmastic.co.uk.

Keeping the joints in good condition

Simple care keeps the joints in good condition. Our advice:

  • Keep the fan on after showering
  • Don’t ignore a tile that feels loose
  • Clean with a soft brush, not anything metal
  • Rinse soap off the tiles after each shower

Use a gentle cleaner on the grout and a soft brush. Avoid neat bleach and strong acid descalers because they wear grout away.

Cracked grout doesn’t stay cracked for long. Water gets in behind and the tiles can start to loosen, so regrouting early can save a retile.

Longstone homes and their sealant

In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Edinburgh has a lot of tenement flats, in the Old and New Towns and well beyond, and in a tenement, a leaking seal can reach the neighbours below.

If you look after a building such as Merchiston Castle School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For landlords with property near Kingsknowe station, stained grout drags a rental down, and regrouting between lets puts that right.
