Redhall Regrouting
Raking out old, cracked or stained grout and regrouting tiled walls and floors for homes and businesses in Redhall and across Edinburgh. Fully insured, ARBOMaster approved and guaranteed for a year.
- Corners filled with grout instead of silicone
- Discoloured grout on otherwise sound tiles
- Kitchen splashback grout stained by grease
Regrouting in Redhall, done properly
Regrouting is usually paired with resealing. Grout is for the joints between tiles, but corners and edges move, so they need flexible silicone instead. Doing both at once leaves the whole area sound. We work on kitchen splashbacks, bathroom wall tiles and shower walls, and common reasons people get in touch are cracked grout along the bath or tray and gaps where the shower grout has gone.
Stone-built tenements are part of every Scottish city, alongside suburban houses and modern blocks. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

What we’re called out for in Redhall
Some grout fails because it was mixed or laid badly. Grout that was too wet, not packed in or cleaned off too hard tends to wash out early.
The problems people normally mention when they call are:
- Kitchen splashback grout stained by grease
- Floor grout that has worn and darkened
- Grout in corners that has cracked
- Cracked or crumbling grout lines
Managing a site like Merchiston Castle School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
Questions to ask before booking
- Whether you can choose the colour
- Is the old sealant removed completely?
- What insurance they hold
- Who does the work, and how experienced they are
How it works
We keep the work tidy and contained to the area we are working on, so you can carry on as normal. Expect the work to take a few hours, or longer for a fully tiled room, and we tell you how long to leave it before we go. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Redhall, it helps to know the floor, the door entry arrangements and the nearest parking.
- First we agree what’s being done and flag any loose tiles.
- Grout is raked out without chipping the tiles.
- The joints are cleaned out and vacuumed.
- The new grout goes in, then the tile faces are cleaned.
- We renew the silicone at the corners and edges.
Before we arrive
- For indoor joints, keep the area dry beforehand if you can
- Keep pets and children clear of the area while we work
- Let us know if you’ve seen damp or leaks

Redhall questions
Do you work for landlords with property near Kingsknowe station?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.
I’m in a tenement in Redhall. Could worn sealant affect the flat downstairs?
Yes. With flats above and below, a leak from a failed seal rarely stays in one flat. A proper reseal, with all the old sealant cut out, stops it at the source.
What sealant do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll tell you what we’re using.
Can you quote for more than one area?
Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
Is the work guaranteed?
You get our 12-month guarantee on every job, and we are fully insured.
Are you ARBOMaster approved?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
Where do you work from?
We’re based in Crawley, West Sussex, and we work across South East England, London and Scotland.
Will the sealant be renewed as well as the grout?
Most of the time, yes. Grout and sealant do different jobs, so both are renewed and include it in your quote.
DIY versus a professional finish
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Bathrooms and kitchens in Redhall
In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.
Rented homes near Kingsknowe station change hands often, and clean grout and fresh sealant between tenancies make a bathroom look cared for again.

What affects the cost of regrouting
Some jobs are bigger than they look, and some smaller. What affects the quote:
- The product the joint needs
- The size of the job
- Whether old sealant or filler has to be cut out
- Whether there’s mould to deal with
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
What we need to know
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- Any previous sealing or DIY work
- A few photos by email, if you can
- The rough size of the job
- If it’s domestic, commercial or a hotel
Need a quote? Please send an email to info@mrmastic.co.uk with a few details. You will know what we plan to do, and what it will cost, before any work begins.
Aftercare tips
Once the sealant has cured, a few habits help it last:
- Stick to mild products for cleaning grout
- Use a soft brush rather than a wire one
- Check the corner silicone every few months
- Open a window or run the fan to clear steam
A squeegee or cloth over the tiles after use keeps water off the grout. Run the extractor fan or open a window so the grout dries between uses.
Cracked grout doesn’t stay cracked for long. Water gets behind the tiles, and they can begin to come away, so regrouting early can save a retile.
Why deal with it now?
It’s tempting to fill a few cracks yourself, but patched grout rarely matches the rest and the old grout carries on failing. Regrouting the whole area gives an even, lasting finish. In a tenement flat in Redhall, a failed seal is rarely just your problem: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll go through it with you.

Shower walls
Most regrouting jobs include a shower. Gaps here let water get behind the tiling.
Wet rooms
New grout in a wet room keeps the surface sound. It can’t fix waterproofing below the tiles.
