Redhall Window Mastic
Window and door frames in Redhall need attention? We remove the old material, prepare the joints and seal them properly, with a 12-month guarantee.
- Rain getting in at the frame or under the sill
- Old mastic that has gone black or come away
- Hard, cracked sealant around windows
Leave it or put it right?
A quick bead over the top of old mastic looks like an easy fix, but new sealant cannot bond to old, crumbling mastic. It soon lifts and the leak carries on behind it. The old mastic has to come out. In a Scottish city tenement, failed sealant affects more than one flat: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll explain what it covers.
Why us?

Window mastic for homes and businesses in Redhall
If you can feel air around a shut window, the gap is often at the frame. A new joint stops the air getting through and quietens the whistle on windy days. Where the air is getting in through the window itself, we’ll say so. We’re often asked to deal with gaps between the frame and the inside reveal and gaps left after new windows were fitted, across window sills, patio & French doors and composite doors.
In a Scottish city, many flats have windows two, three or four floors up, so the mastic outside can go unchecked for years. Access is the first thing to plan for a job in Redhall.
You get a 12-month guarantee, the same in Redhall as everywhere else we work.

DIY sealant or a professional job?
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
FAQs for Redhall
How is work on the outside of a tenement in Redhall normally arranged?
Shared parts of a tenement, such as the roof and outside walls, are normally repaired with the agreement of the owners, often through a property factor. The Tenements (Scotland) Act 2004 sets out how that works where the title deeds do not. Your title deeds will say who owns the windows.
Do you cover Redhall for window mastic?
Yes. We work across all of Scotland, and Redhall is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear quote.
Can new sealant go over the old?
No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. It all has to come out first.
Can I add another job to the visit?
Yes. Tell us about everything you’d like done.
Do I have to be there?
For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you don’t need to watch us work.
How long before the joint can be used?
Many sealants skin over quickly but take longer to cure fully. We’ll give you the cure time for the product we used.
Do you do commercial work?
Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.
Will new mastic stop draughts?
In many cases. Air often gets in between the frame and the wall, and sealing the inside and outside joints closes that path.

How the job changes by surface
Aluminium frames
Metal frames expand in the sun and are often slim, with little room for error. A neat, narrow bead in a colour to match suits the frame.
Patio & French doors
Water at the foot of a door frame is not always the mastic: worn seals, blocked drainage slots or a poor threshold detail can be the cause. We look for the cause first.
Redhall homes and the weather
Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic. The Tenements (Scotland) Act 2004 sets out how owners share the upkeep of common parts like the roof and outside walls, often through a property factor. Windows usually belong to the flat, but the title deeds have the final say.
Whitefoord House, about 3.7 miles north-east, is one of the historic houses in the wider area around Redhall, and older homes nearby need a sealant that suits their walls. Letting a property close to Kingsknowe station? Then renewing tired window mastic between tenants heads off draught and damp complaints.

Common problems we fix in Redhall
Sills take more water than any other part of a window, and the ends of the sill, where it meets the wall, are where it gets in. Failed sealant there lets rain into the wall or behind the frame.
People normally contact us after spotting one of these:
- Cracked internal joints between frame and plaster
- Sealant in the wrong colour for the frame
- Mastic that is falling out in pieces
- Cracked or shrunken mastic around the frame
Schools such as Merchiston Castle School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.

How the visit works
When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a few hours for a handful of frames, longer for a whole house. Parking in city streets around Redhall can be tight or controlled, so it helps to know about permits or nearby bays. For flats, mention the door entry system and any shared-stair arrangements.
- First, we go round the frames with you and agree the list.
- The old mastic is cut out and scraped back to clean surfaces.
- Deep gaps get closed-cell backing rod to set the depth.
- A flexible exterior sealant is applied in a colour to suit the frame.
- Every joint is tooled smooth and checked before we leave.
Getting ready for the visit
- For indoor joints, keep the area dry beforehand if you can
- For business premises, tell us about site rules or sign-in
- Clear the area around the work

Related advice
Keeping the joints in good condition
A little care helps the new joints last. We recommend:
- Don’t use solvent cleaners on the joint
- Clear any debris from frame drain holes
- Wipe condensation off the frames
- Keep paint off silicone joints
Keep the new mastic undisturbed while it cures, for as long as we advise. Do not point a pressure washer at the joints.
On timber windows, water behind the joint can lead to rot. Once wood has rotted, it needs repair before it can be sealed, so it pays to reseal before that happens.
