Regrouting in Stenhouse
We cover Stenhouse for raking out old, cracked or stained grout and regrouting tiled walls and floors. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.
- Cracked grout along the bath or tray
- Crumbling grout between the tiles
- Splashback grout that has darkened
Honest limits
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- Tiles that are chipped or split
- Movement in a stud wall or floor
- Waterproofing that has failed below the tiling
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before you book.

Regrouting in Stenhouse, done properly
A grout colour change can freshen a room without retiling. Light grout can go darker to hide marks or back again. Just mention the colour you’d like when you drop us a line at info@mrmastic.co.uk. We work on bathroom wall tiles, tiled floors and kitchen splashbacks, and people most often call us about shower grout that has worn away and grout that makes sound tiles look old.
From stone-built tenements to new flats and suburban houses, Stenhouse is in a city with every kind of home. Scottish water is generally soft, so limescale is less of a problem than in hard-water areas, but mould still grows into sealant and grout in a steamy bathroom.
We guarantee the work for a year. If something is not right with it in that time, tell us and we’ll put it right.

The process
You don’t need to clear the whole room or building before we come, just the space around the work. We protect the rest, and the work takes a few hours, or longer for a fully tiled room in most cases. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. For a job in Stenhouse, tell us the floor, how the door entry system works and where we can park nearby.
- We check the tiles for any that are hollow or loose.
- The old grout is removed to an even depth.
- We vacuum the joints so the new grout bonds.
- New grout is pressed into the joints and the tiles are cleaned.
- We finish with silicone in the moving joints.
How to prepare
- Let us know about earlier repairs to the joints
- Try not to wet indoor joints just before the visit
- Tell us about any water getting in
Getting a quote

Keeping the joints in good condition
A little care helps the new joints last. Our advice:
- Rinse the tiles after showering
- Do not ignore a tile that feels loose
- Don’t use strong acidic cleaners on grout
- Run the extractor fan during and after a shower
We will tell you when the area can be used again. Stick to that time, and avoid scrubbing the new grout hard for the first few days.
Tiles can come away if failed grout is left. By then, new grout alone is not enough, so it’s worth acting early.
Should I try it myself first?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
How we quote for regrouting
Some jobs are bigger than they look, and some smaller. What affects the quote:
- Whether old sealant or filler has to be cut out
- How much there is to do
- Access and height
- Working hours on commercial sites
The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.
What we need to know
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- How many joints, rooms or windows are involved
- How we’d reach the joints
- Whether it’s a home or a business
- What’s wrong with the joints now
For regrouting in Stenhouse, email us at info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and we will agree the price before any work begins.
Leave it or put it right?
Grouting over old grout rarely lasts. It sits thinly on top and soon flakes away, taking any repair with it. Raking out to a consistent depth gives the new grout something to hold. Wind-driven rain gets into any failed joint on the outside of a city building, and in Stenhouse, damp can spread through stone and plaster before anyone sees it.
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
Why us?
- A 12-month guarantee on all work
- Anti-fungal silicone where joints get wet
- Arbo and Everbuild products
- Fully insured

Regrouting around Stenhouse
Stenhouse is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.
If you look after a building such as Balgreen Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes. Rented homes near Slateford station change hands often, and a regrout while the flat is empty is quicker than working around a tenant.
Stenhouse is about 2 miles west of Edinburgh, in Edinburgh. We provide regrouting to homes and businesses in Stenhouse and the surrounding area. Our area takes in 175 places across Edinburgh, large and small.
Work in EH11, EH12 and EH14 works the same way as everywhere else we cover. That includes homes and businesses on Ford's Road, Elfin Square and Whitson Road. Being close to the A71, Stenhouse is simple for us to get to for regrouting. Nearby, we also carry out regrouting in Saughton (1 mile south-west), Carrick Knowe (1 mile north-west), Chesser (1 mile south-east), Parkhead (1 mile south) and Longstone (1 mile south). Within a short drive, we also cover Leith (5 miles north-east), Bonnington (4 miles north-east), Greenside (3 miles north-east), Broughton (3 miles north-east), Bellevue (3 miles north-east) and Silvermills (3 miles north-east).
Landmarks near Stenhouse
We work in homes and buildings around Cross Keys Tavern, Gabrielle Keiller Library and Scotus Academy. You’ll also find Merchiston Castle School (1.4 miles south) and Saughton Park (within half a mile east). For rail, the closest station is Slateford station, about 0.8 miles south-east of the centre. Nearby you’ll also find Corstorphine Hospital (0.8 miles north-west) and Craigcrook Castle (1.6 miles north). For a walk, there’s Craiglockhart Hill and Dunsapie Loch.
Stenhouse: your questions answered
Do you take on hotel work around Stenhouse?
Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Could a leaking bath seal in my Stenhouse flat reach the neighbours below?
Yes, and the first sign is often a mark on the ceiling below. A proper reseal, with all the old sealant cut out, stops it at the source.
What do you put in the joint?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we will tell you what we’re using.
Do the sealants smell?
That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.
What information do you need?
Only a few details: where it is, what you’ve noticed and how we reach it. Then send an email to info@mrmastic.co.uk.
Do you remove the old sealant?
Yes. We cut out all the old sealant and clean the joint before resealing.
Can you regrout just the shower?
Yes. We will look at the rest of the room too and let you know if more needs doing.
Do I have to be there?
If the work is inside, we need someone to let us in. Once we’ve agreed the job, you do not need to watch us work.
How the job changes by surface
Kitchen splashbacks
Grout behind the hob and sink works hard. We renew the grout and the worktop sealant.
Bathroom floors
New floor grout makes a big difference to how a bathroom looks. Floor-to-wall and bath joints are sealed, not grouted.
