Colinton Bathroom Resealing
Bath, shower, basin, wet room, worktop and sink resealing for Colinton, backed by a 12-month guarantee. Call for a quick quote.
- Damp behind the bath or under the tray
- Leaking joints on a shower screen
- Black spots spreading through the bead
Aftercare tips
No joint lasts for ever, but care makes a real difference. Our tips:
- Don’t leave water standing on kitchen joints
- Move toiletries away from the joint
- Wipe the sealant dry after showering
- Use gentle cleaners on the silicone
Wipe up standing water along the worktop joint. A dry joint lasts longer.
A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.
Bathroom resealing in Colinton, done properly
With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Colinton. We are fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. Typical jobs include gaps where the bath or tray has moved and lumpy, uneven sealant from a DIY attempt, on basins & vanity units, shower trays & enclosures and wet rooms.
Tenement flats are common in all four of Scotland’s big cities, alongside houses and newer flats. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem, and that is as true in Colinton as anywhere in the city.
The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

How the job changes by surface
Kitchen worktops & upstands
The joint between worktop and wall takes splashes, crumbs and cleaning sprays. The new bead is colour-matched where it shows, so the line doesn’t stand out.
Sinks & splashbacks
Water getting under the rim of an inset sink can soak the worktop. Where the sealant around the visible edge has failed, we renew it.
Colinton: your questions answered
Do you cover Colinton for bathroom resealing?
Yes. Our work covers the whole of Scotland, and Colinton is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear quote.
Could a leaking bath seal in my Colinton flat reach the neighbours below?
It can. Tenement floors are generally timber, and water from a failed seal can find its way down to the flat below. Replacing tired sealant early is the simplest way to avoid that.
Which products do you use?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.
When can I use the bath or shower again?
We give you the cure time before we leave, and it’s usually around 24 hours. Using it sooner can damage the bead.
What information do you need?
The location, the problem and the rough size of the job. If you can, email a few pictures.
Do you take out the old sealant first?
Yes. We cut out all the old sealant and clean the joint before resealing.
Can I add another job to the visit?
Yes. Tell us about everything you’d like done.
Do you have insurance?
Yes, we’re fully insured.
What sealant work cannot fix
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- Cracks in the tray itself rather than the joint
- A bath or tray that moves because it isn’t properly supported
- Damage behind the tiles that needs a tiler
If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

How it works
Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it generally takes two to three hours for a typical bath, depending on how much old sealant there is. Inside a flat in Colinton, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.
- We cover the area around the joints we’re working on.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Getting ready for the visit
- Let us know about stairs, lifts or work at height
- Plan for the work area to be out of bounds to pets and children
- Mention any leaks or damp you’ve noticed

Bathroom resealing in Colinton: local notes
Tenement flats are common across Edinburgh, where a failed seal can soon reach the flat below. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
For an older house near a landmark such as Colinton Parish Church, walls and floors in older homes can move, and sealant and grout show it first. Letting a property close to Kingsknowe station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Schools such as Army School of Bagpipe Music and Highland Drumming are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

You will get a clear quote before work begins. It takes into account:
- Which sealant suits the joint
- How easy the joints are to reach
- The number and length of the joints

Why it’s worth doing now in Colinton
Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you are letting a property or selling it. Lumpy sealant with smears on the tiles has the opposite effect. Private landlords in Colinton must meet the Repairing Standard, and damp or leaks can fall short of it, so it’s worth fixing failed sealant before a tenant reports it.
The cost reflects the work involved, not guesswork. That’s why we ask a few questions first and agree the price before starting.
