- Leaks where conservatory glass meets the frame
Glazing silicone for homes and businesses in Colinton
Glass replacement isn’t something we do and a misted double-glazed unit needs a glazier. Our work is the sealant joints, which is where many leaks start. We work on glass-to-glass joints, glass-to-frame joints and shower screens, and the jobs we see most are conservatory leaks at frame and glazing joints and split or lifting silicone on glass.
Older stone-built tenements in Scotland’s cities were built with sash and case windows, though many have since been replaced. In Colinton, as anywhere, the mastic between frame and wall is what stops draughts and rain getting in.
Whatever the size of the job, it’s backed by our one-year guarantee in Colinton and across Edinburgh.

Colinton: your questions answered
How is work on the outside of a tenement in Colinton generally arranged?
It usually goes through the owners together, or through the factor if the building has one. The Tenements (Scotland) Act 2004 covers the common parts where the deeds do not.
I let a flat near Kingsknowe station. Can you help?
Yes, landlords and agents are among the people we work for. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.
What information do you need?
A short description and the location, plus pictures if you have them. We’ll ask anything else we need to know.
How long before the joint can be used?
It depends on the product and the conditions. We tell you how long to leave it before we go.
Is a special sealant needed for glass?
A glazing-grade silicone is best. We use neutral-cure glazing silicone with anti-fungal products in bathrooms.
Do I need to be at home?
It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Are you insured?
Yes. We are fully insured.
What we’re called out for in Colinton
Sealant laid over old sealant does not last. Plenty of leaks come from a quick top-up over the old bead leaving a path for water.
Common reasons people contact us are:
- Water running down inside the glass
- Failed joints on frameless glass
- New silicone smeared over old sealant
- Silicone pulling away from the glass
For an older house near a landmark such as Colinton Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

What else we do in Colinton
What we do, step by step
Once we are on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours, depending on how many joints need doing. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Colinton, it helps to know the floor, the door entry arrangements and the nearest parking.
- First, we trace the leak and check it’s coming through a sealant joint.
- We cut out the failed silicone, taking care of the glass and frame.
- We clean the joint with a solvent that suits the glass and frame.
- We apply a neutral-cure glazing silicone and tool it smooth.
- We look over every joint and, where we can, test it with water.
Before we arrive
- For indoor joints, keep the area dry beforehand if you can
- Mention any parking rules near the property
- Mention any leaks or damp you’ve noticed

Looking after it afterwards
How long the joints last depends on use and care. We suggest:
- Clear the conservatory gutters regularly
- Do not use a blade near the sealant
- Wipe the screen down after showering
- Keep harsh solvents off the silicone
On shower screens, wipe or squeegee after use and keep the room ventilated. It helps stop mould getting into the silicone.
A leaking shower screen may not show at first. It can damage the floor or the ceiling below long before you see it.
When something else is needed
A few problems are outside what sealant work can do:
- Failed flashing around a conservatory
- Cracked or broken glass
- Frames that have decayed or split
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.

How we quote for glazing silicone
We don’t publish a price list. The quote depends on:
- Access and height
- Whether there’s mould to deal with
- How many rooms, windows or areas are involved
- Which sealant suits the joint
Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you are unsure, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.
What to tell us for a quote
When you contact us, it’s useful to know:
- How many joints, rooms or windows are involved
- Photos by email, if that’s easy
- If someone has resealed it before
- The problem you’ve noticed
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is. Whenever you are ready, drop us a line at info@mrmastic.co.uk.
Why act early in Colinton
Replacing windows or a shower screen isn’t needed for a failed joint. Sound glass and frames usually just need resealing. Wind-driven rain gets into any failed joint on the outside of a city building, and in a tall building in Colinton, damp can travel a long way before it shows.
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.
Why Colinton customers choose us
- We never seal over old sealant
- Experience in homes, commercial sites and hotels
- Trusted Arbo and Everbuild sealants
- 12-month guarantee on every job

Surface by surface
Glass-to-glass joints
These joints are on show, so we take care to leave a neat bead.
Glass-to-frame joints
Silicone at the glass edge seals it into the frame. A failed bead lets water in.
Windows and doors in Colinton
The Old and New Towns of Edinburgh are a UNESCO World Heritage Site, with sash windows throughout the Georgian New Town. For listed homes and conservation areas, check with the council before changing how windows or walls look. The Tenements (Scotland) Act 2004 sets out how owners share the upkeep of common parts like the roof and outside walls, often through a property factor. Who owns the windows depends on the title deeds.
If you let a flat or house near Kingsknowe station, a shower screen or conservatory joint that leaks is easier to reseal while the property is empty. If you look after a building such as Army School of Bagpipe Music and Highland Drumming, larger buildings have plenty of frames, and the mastic around each one ages.
