Bathroom & kitchen resealing in Wester Hailes, Edinburgh
Bath, shower, basin, wet room, worktop and sink resealing for householders, landlords and businesses in Wester Hailes. ARBOMaster approved applicators, fully insured, with a one-year guarantee.
- Gaps between the worktop and the wall
- A messy, uneven bead from a previous reseal
- New sealant laid over old sealant that is now lifting
Different surfaces, different methods
Shower trays & enclosures
Water often gets past the wall profile of a shower enclosure. We reseal it along with the base of the enclosure, sealing the side the enclosure’s instructions call for.
Wet rooms
Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Cracked grout in a corner can be cut out and replaced with silicone.
Bathroom resealing for homes and businesses in Wester Hailes
With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Wester Hailes. We’re ARBOMaster approved and fully insured, and every job carries our one-year guarantee. If you have cracked, shrunken or lifting silicone and black mould in the silicone that won’t clean off, we can help, on kitchen worktops & upstands, shower trays & enclosures and wet rooms alike.
Scotland’s cities have a lot of flats, from sandstone or granite tenements to modern blocks, as well as houses in the suburbs. Scottish water is generally soft, so limescale is less of a problem than in hard-water areas, but mould still grows into sealant and grout in a steamy bathroom.
You’re covered for a year from the day we finish. If anything isn’t right with it, send an email to info@mrmastic.co.uk.

DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
When something else is needed
We will always be straight with you, so here’s what sealant cannot fix:
- Water coming from the plumbing rather than the joint
- A cracked shower tray or bath (that needs repair or replacement)
- Damage behind the tiles that needs a tiler
If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before you book.

Leave it or put it right?
Leaving a split or mouldy bead only stores up trouble. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, and that’s a far bigger job than a reseal. In a tenement flat in Wester Hailes, a failed seal is rarely just your problem: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

How we quote for bathroom resealing
The price is agreed before any work begins. It takes into account:
- How many rooms, windows or areas are involved
- Whether there’s mould to deal with
- Access and height
- Which sealant suits the joint
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
What to tell us for a quote
What to tell us when you ask for a quote:
- If someone has resealed it before
- Photos by email, if that’s easy
- Where the job is, and your postcode
- Whether it’s a home or a business

The process
We keep the work tidy and contained to the area we’re working on. The job usually takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, and we explain the cure time before we leave. Parking in city streets around Wester Hailes can be tight or controlled, so it helps to know about permits or nearby bays. For flats, mention the door entry system and any shared-stair arrangements.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
How to prepare
- Let us know if you’ve seen damp or leaks
- Mention if the joints have been sealed before
- Try not to wet indoor joints just before the visit

Keeping the joints in good condition
Simple care keeps the joints in good condition. Our advice:
- Keep an eye on the corners, where splits start
- Keep the fan on for a while after bathing
- Squeegee the walls and tray after use
- Avoid abrasive pads on the sealant
In a kitchen, don’t let water sit along the back of the worktop and keep hot pans off the bead. The drier the joint stays, the longer it lasts.
Don’t wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.
Wester Hailes: your questions answered
Could a leaking bath seal in my Wester Hailes flat reach the neighbours below?
It can. Tenement floors are usually timber, and water from a failed seal can find its way down to the flat below. Replacing tired sealant early is the simplest way to avoid that.
I let a flat near Wester Hailes station. Can you help?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.
Do you work for hotels and businesses?
Yes, regularly. We can plan bigger jobs in stages.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.
What do you put in the joint?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
Will you leave a mess?
No. The area is protected while we work and cleaned up afterwards.
When can I use the bath or shower again?
Around 24 hours is typical, and we confirm the time for the product used. Using it sooner can damage the bead.
Can I choose the colour of the sealant?
We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.

What else we do in Wester Hailes
Bathroom resealing around Wester Hailes
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.
For an older house near a landmark such as Wester Hailes Baptist Church, older homes can move a little, which is hard on rigid grout and tired sealant. Rented homes near Wester Hailes station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
