Bathroom Resealing in The Calders
Bathroom resealing across The Calders and nearby, with old sealant always removed completely.
- New sealant laid over old sealant that is now lifting
- A joint torn by a bath that flexes
- Gaps between the worktop and the wall
What we can’t put right
We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:
- Movement from a bath with loose feet or no proper support
- Damage behind the tiles that needs a tiler
- Cracked or missing grout between tiles (that’s regrouting)
If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.
What we seal
- Sinks & splashbacks
- Shower trays & enclosures
- Wet rooms
- Basins & vanity units
- Baths
- Kitchen worktops & upstands
Bathroom resealing for homes and businesses in The Calders
Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. We’re often asked to deal with a reseal done over the top of the old bead and water getting behind the kitchen upstand, across wet rooms, shower trays & enclosures and sinks & splashbacks.
Tenement flats are common in all four of Scotland’s big cities, alongside suburban houses and modern blocks. With flats above and below, a leak from a tired seal can reach the flat underneath, and that’s as true in The Calders as anywhere in the city.
The work is covered for a year after we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

The Calders homes and their sealant
Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Edinburgh has a lot of tenement flats, in the Old and New Towns and well beyond, and in a tenement, a leaking seal can reach the neighbours below.
If you let a flat or house near Wester Hailes station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
The Calders is about 4 miles south-west of West End, in Edinburgh. Wherever you are in the EH11 postcode area, our applicators can take on bathroom resealing. 175 places in Edinburgh are on our list.

Leave it or put it right?
You do not need a new bathroom because the sealant looks bad. Replacing the joint is normally all it takes. If something else is wrong, we will tell you. For landlords in The Calders, damp and leaks can be a Repairing Standard issue, so failed sealant is best replaced before it becomes a complaint.
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk.

Work for landlords, hotels and businesses
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we will give you a quote.
FAQs for The Calders
I let a flat near Wester Hailes station. Can you help?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.
Do you cover The Calders for bathroom resealing?
Yes. We work across all of Scotland, and The Calders is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear quote.
How long does the new silicone need before I use the shower?
Usually after around 24 hours. You will get the exact cure time before we leave.
Can I choose the colour of the sealant?
We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.
Where are you based?
We’re based in Crawley, West Sussex, and we work across South East England, London and Scotland.
Do you remove the old sealant?
Yes. We cut out all the old sealant and clean the joint before applying anything new.
Can you get rid of the black mould in my sealant?
Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
Can new silicone go straight over the old?
No. Sealing over the top looks fine for a few weeks, then lifts. We remove the old bead completely before resealing.
Surface by surface
Shower trays & enclosures
There are usually two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both take water every day, so each is cut out and renewed with anti-fungal sanitary silicone.
Basins & vanity units
A vanity top has a joint along the wall and sometimes at the sides. Water that gets behind can damage the unit, so the joint is sealed in one unbroken line.
The process
You do not need to clear the whole room or building before we come, just the space around the work. We protect the rest, and the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen in most cases. Parking in city streets around The Calders can be tight or controlled, so it helps to know about permits or nearby bays. If you are in a flat, let us know how we get in at the street door.
- First the area is protected and every bit of old sealant removed.
- We clean and degrease the joint and treat any mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We tidy up and give you the cure time, usually around 24 hours.
Before we arrive
- Let us know about earlier repairs to the joints
- Tell us if parking is tricky
- Keep pets and children clear of the area while we work

What affects the cost of bathroom resealing
Call for a quick quote. What matters most is:
- How many rooms, windows or areas are involved
- Whether the work is at height
- Mould in or behind the old joints
- How much there is to do
Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.
Helping us quote
Photos help, but a description is a good start. Try to tell us:
- Access, such as stairs, a lift or height
- How many joints, rooms or windows are involved
- Whether it has been sealed before
- The problem you’ve noticed
To get a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You’ll have a clear quote before we start.
Signs you need bathroom resealing in The Calders
Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Hot pans and harsh cleaners do not help.
These are the problems we’re asked about most:
- Mouldy sealant that has gone black
- Two layers of silicone, both failing
- A joint torn by a bath that flexes
- A bead that has pulled away from the tiles
In and around The Calders, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.
What to look for in a quote
- What guarantee comes with the work
- What happens if they find a problem under the old sealant
- How much experience the applicator has
- Whether they’re fully insured
