Remedial sealant in The Calders, done properly

A joint that keeps letting you down needs more than another bead. It helps to have photos when you drop us a line at info@mrmastic.co.uk. We work on failed movement joints, botched or over-sealed joints and expansion joints, and the jobs we see most are over-sealed joints coming away and worktop sealant that has shrunk and split.

Stone-built tenements are part of every Scottish city, alongside suburban houses and modern blocks. With flats above and below, a leak from a tired seal can reach the flat underneath.

The work is covered for a year after we finish. If anything isn’t right with it, email us at info@mrmastic.co.uk.

How to look after the new joints

A little care helps the new joints last. We recommend:

  • Have loose fittings fixed before resealing
  • Never fill a movement joint with mortar or grout
  • Run the fan after every shower
  • Never seal over old silicone

If the joint ever needs renewing, have it cut out, not sealed over. New silicone doesn’t bond to old.

Don’t keep resealing the same joint. Have someone find out why, otherwise the next attempt will fail too.

What affects the cost of remedial sealant

We do not publish a price list, because jobs vary so much. The quote depends on:

  • The old material and how stubborn it is
  • The type of sealant required
  • The number of rooms or windows
  • The number and length of the joints

Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Helping us quote

To make quoting easier, let us know:

  • Access, such as stairs, a lift or height
  • A few photos by email, if you can
  • Any previous sealing or DIY work
  • The type of property

If you are in The Calders and need remedial sealant, email us at info@mrmastic.co.uk. Tell us what the problem is and where, and you will get a clear quote before work begins.

Should I try it myself first?

If you’ve already had a go yourself, that’s fine. We cut it out and start again.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

FAQs for The Calders

Could a leaking bath seal in my The Calders flat reach the neighbours below?

Yes, it can. In a tenement, water that gets past failed sealant or cracked grout can run under the bath or tray and through to the ceiling below. Replacing tired sealant early is the simplest way to avoid that.

Do you cover The Calders for remedial sealant?

Yes, The Calders is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we will send you a clear quote.

Will there be a smell?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

Can you fix a reseal that hasn’t worked?

Yes. There’s normally a reason: sealant over sealant, movement or another leak, so we find that first.

When is the sealant fully cured?

That depends on the sealant used, so follow the cure time we give you when we finish.

Where is Mr Mastic based?

We’re a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

Can you work on commercial sites?

Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.

What information do you need?

A short description and the location, with photos by email if possible. If we need more, we’ll ask.

What the job involves on each surface

Over-sealed & botched joints

Thick, smeared sealant looks messy and hides problems. Taking it back shows what’s underneath, and then we reseal it neatly.

Mouldy bath & shower sealant

Black mould inside the bead will not scrub out. The sealant is cut out completely, the joint treated with a mould remover and dried before anti-fungal sanitary silicone goes in.

What remedial sealant looks like in The Calders

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

For landlords with property near Wester Hailes station, botched sealant from a previous quick fix is easier to strip out between tenants.

The Calders is about 4 miles south-west of West End, in Edinburgh. Across the EH11 area, our applicators can take on remedial sealant. Our Edinburgh coverage runs to 175 places, and The Calders is one of them.

When to call us in The Calders

Some joints fail because water is reaching them from behind. A leaking valve, a failed waste or cracked grout feeds water behind the bead, and the sealant lifts or goes mouldy from underneath.

The most common problems we see are:

  • Wide, uneven beads that look worse than the old ones
  • Sealant peeling off a dusty or damp surface
  • A shower that leaks however often it’s resealed
  • Black mould underneath the bead

Around The Calders, as everywhere, remedial sealant is only as good as the preparation behind it.

The process

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a few hours, depending on how many layers have to come out and we leave things clean and tidy. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In The Calders, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Old beads and residue are removed down to clean surfaces.
  3. We treat any mould and dry the joint thoroughly.
  4. The right product goes in, with backing where the joint moves.
  5. The joint is tooled and you are told about anything else we found.

Preparing for the visit

  • On commercial sites, let us know about site rules
  • For indoor joints, keep the area dry beforehand if you can
