About our remedial sealant in Clovenstone

A joint that keeps failing usually has a reason. A tray that moves, a worktop that isn’t fixed, the wrong sealant or water getting in elsewhere will beat any new bead. We look for the cause before we reseal. If you have leaks that keep coming back after resealing and a second bead peeling off the first, we can help, whatever the surface.

From stone-built tenements to new flats and suburban houses, Clovenstone is in a city with every kind of home. Generally soft Scottish water means less limescale, but steam and poor ventilation still let mould into the sealant and grout.

Each job carries a 12-month guarantee, whatever its size.

Clovenstone questions

Can a failed shower seal in a tenement flat in Clovenstone leak into the flat below?

It can. Tenement floors are generally timber, and water from a failed seal can find its way down to the flat below, and then the repair involves your neighbours too. Replacing tired sealant early is the simplest way to avoid that.

I let a flat near Wester Hailes station. Can you help?

Yes, we work for landlords and agents. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.

Can you work on commercial sites?

Yes. Larger jobs can be planned room by room or area by area to suit the site.

How long does remedial resealing take?

Allow a few hours for most joints, depending on how much old sealant has to come out. We’ll give you a timescale when we quote.

Do you fix expansion and movement joints?

Yes. If a joint has been filled with mortar or rigid filler, we rake it out where possible, and reseal with a flexible product.

Someone resealed my shower and it’s leaking again. Can you help?

Yes. We will take all the sealant out, look for why it failed and reseal it properly.

What does remedial sealant cost?

It depends on the job, so we quote each one individually. To get one, drop us a line at info@mrmastic.co.uk and tell us what needs doing and where.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Landlords, agents and businesses in Clovenstone

We work for landlords and letting agents as well as householders. Sealant work between tenants is a simple way to keep a property in good order.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Leave it or put it right?

Stripping out botched sealant adds time to a reseal, but not by much: the work takes a few hours for a typical bath or shower, longer where several layers have been applied. It’s far less disruption than resealing the same joint again and again. In a tenement flat in Clovenstone, a failed seal is rarely just your problem: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.

What you pay reflects the work, not a rough estimate. That is why we ask a few questions first.

What happens on the day

There’s no need to move everything out before we come, only the area right around the joints. Everything nearby is protected, and the job takes a few hours for a typical bath or shower, longer where several layers have been applied for a typical job. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. For a job in Clovenstone, tell us the floor, how the door entry system works and where we can park nearby.

  1. We look at how the sealant has failed and check for movement or a leak path.
  2. All the old sealant comes out, including any layers underneath.
  3. We clean the joint, treat any mould and let it dry.
  4. Moving joints get backing and a flexible sealant to suit.
  5. Finally we finish the joint and talk you through what we found.

Preparing for the visit

  • For business premises, tell us about site rules or sign-in
  • Mention any tricky access
  • Try not to wet indoor joints just before the visit

Advice

Different surfaces, different methods

Over-sealed & botched joints

A botched joint can hide two or three layers of sealant, and silicone residue is cleaned off the tiles too. Only a clean joint will take a new bead.

Leaking trays & enclosures

When failed joints are the cause, they’re all cut out and renewed, including the screen profile and tray edges.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Act on a lifting corner right away
  • Use a soft cloth, not a scourer, on silicone
  • Check trays and worktops do not move
  • Never seal over old silicone

Watch the joint over the first few weeks, particularly where the original failure was caused by movement. If anything changes, just email us at info@mrmastic.co.uk.

Mould under a second layer of sealant keeps growing out of sight. When it finally shows, the whole bead needs to come out.

How we quote for remedial sealant

We don’t publish a price list. What we look at:

  • How much old sealant there is and how hard it is to remove
  • Whether there’s mould to deal with
  • Which sealant suits the joint
  • How many rooms, windows or areas are involved

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we’ll explain what it covers.

Asking for a quote

To make quoting easier, please include:

  • Roughly how big the job is
  • How we’d reach the joints
  • Photos by email, if that is easy
  • What the problem is, such as mould, gaps, leaks or cracking

We do not publish a price list, as no two jobs are quite the same. Instead, we send you a clear quote for your job. To arrange one, send an email to info@mrmastic.co.uk.

Remedial sealant around Clovenstone

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Edinburgh has a lot of tenement flats, in the Old and New Towns and well beyond, and in a tenement, a leaking seal can reach the neighbours below.

Rented homes near Wester Hailes station change hands often, and failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak. For an older house near a landmark such as Wester Hailes Baptist Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
