Remedial sealant near Sighthill

DIY versus a professional finish

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

How we handle remedial sealant in Sighthill

Two decades of sealant work means we recognise most failures quickly. We are fully insured ARBOMaster approved applicators, and remedial work carries our 12-month guarantee. We work on mouldy bath & shower sealant, expansion joints and shrunken worktop sealant, and common reasons people get in touch are torn expansion joints and decorators’ caulk around a bath or shower.

Sighthill is in one of Scotland’s four big cities, where many tenement bathrooms were fitted into rooms that weren’t built for them. Rooms like that are often small and slow to dry out, which is hard on sealant and grout.

Big or small, you get the same one-year guarantee.

Why act early in Sighthill

Spraying mould remover on a sealed-over joint does not reach what’s underneath. Removal is the only way to get at it, so the joint can be treated and resealed. Wind-driven rain gets into any failed joint on the outside of a city building, and in Sighthill, damp can spread through stone and plaster before anyone sees it.

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.

Questions from Sighthill

I let a flat near Wester Hailes station. Can you help?

Yes. We work for landlords and letting agents as well as homeowners, and several properties can be quoted together. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.

Can a failed shower seal in a tenement flat in Sighthill leak into the flat below?

It can. Tenement floors are generally timber, and water from a failed seal can find its way down to the flat below, and then the repair involves your neighbours too. Replacing tired sealant early is the simplest way to avoid that.

Where are you based?

We work from Crawley. Our applicators cover Sighthill.

Do you take out the old sealant first?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.

Can you quote for more than one area?

Of course. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.

Can you work on commercial sites?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.

How long before the joint can be used?

Cure times vary by product and the conditions. Before we leave, we’ll tell you the cure time.

Are you insured?

Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.

When to call us in Sighthill

Even good sealant ages. Mould grows into the silicone, the surface hardens and the bead shrinks. At that point it has to come out.

Any of these means the joints need attention:

  • Dark patches showing through the sealant
  • A second bead peeling off the first
  • A shower that leaks however often it’s resealed
  • Torn expansion joints

If you let a flat or house near Wester Hailes station, botched sealant from a previous quick fix is easier to strip out between tenants.

What your quote should include

  • Whether you can choose the colour
  • How hidden problems are handled
  • Whether they’re fully insured
  • Whether VAT is included

Honest limits

We’ll always be straight with you, so here’s what new sealant won’t do:

  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
  • A tray or worktop that needs refixing first
  • Failed tanking or loose tiles behind the sealant

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

Joints and surfaces we work on

  • Leaking tray & enclosure joints
  • Expansion joints
  • Shrunken worktop sealant
  • Failed movement joints
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints

How the visit works

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours, depending on how many layers have to come out, and the area is left clean. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Sighthill, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. We protect the surfaces around the joint.
  2. The botched or failed sealant is cut away completely.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. We give you the cure time and explain what caused the failure.

Preparing for the visit

  • Keep children and pets away from the work area
  • Tell us about access, such as stairs, a lift or high-level joints
  • Move anything stored near the joints

Advice

How the job changes by surface

Leaking trays & enclosures

If the tray is cracked, or the leak is from the valve or waste, sealant will not fix it. We say so rather than reseal.

Movement & expansion joints

Movement joints in floors, walls and façades need a flexible sealant set to the right depth. We remove the failed sealant, fit backing and reseal with a low-modulus product.

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Sighthill has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

What affects the quote in Sighthill

Some jobs are bigger than they look, and some smaller. The main factors:

  • How easy the joints are to reach
  • Which sealant suits the joint
  • The amount of work
  • The old material and how stubborn it is

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

What we need to know

Before you ask for a quote, have a think about:

  • Photos by email, if that is easy
  • The problem you’ve noticed
  • Any previous sealing or DIY work
  • Roughly how big the job is

There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, email us at info@mrmastic.co.uk.
