Sand mastic for homes and businesses in Newbattle
Sand mastic has long been used to fill the joint between timber frames and masonry. It’s a mix of sand and a linseed-oil-based binder, applied by hand. On period homes, it looks right where silicone wouldn’t. We work on timber door frames, brick reveals and period & listed homes, and the jobs we see most are mastic dropping out of the joint and weathered mastic on the most exposed windows.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
The work is covered for a year after we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

The process
On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes anything from a few hours to a full day, depending on how many windows from start to finish. Outdoor work around Newbattle depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We check each window surround and the condition of the joint.
- We rake out the old mastic and clean the joint.
- We fill deep gaps so the new mastic is not too thick.
- We point the joint with sand mastic by hand.
- We finish the mastic to a tidy line.
Before we arrive
- Plan for the work area to be out of bounds to pets and children
- Tell us about any water getting in
- Mention any tricky access

What happens if it’s left?
Before painting the windows, it pays to renew the mastic. Paint over cracked mastic won’t stop the gaps and traditional guidance is to leave the new mastic unpainted. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

Newbattle homes and the weather
Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Historic houses like Melville Castle (about 1.2 miles north-west) are a reminder that the area around Newbattle has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.
For site and facilities teams at buildings such as Dalkeith High School, the mastic around its windows and doors needs looking after like any other building’s. For landlords with property near Eskbank station, any sash windows need sound mastic to keep draughts and rain out.

DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
