Sand mastic in Loanhead

Sand mastic is the traditional way to point the gap between a timber window frame and the stone or brick around it. It’s made from sand and a linseed-oil-based binder and built up by hand. On older homes, it suits the building far better than silicone. We work on timber door frames, period & listed homes and sash and case windows, and the jobs we see most are window mastic to renew ahead of painting and modern sealant on a period surround.

In and around a place like Loanhead, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill.

A one-year guarantee comes as standard, so you are not left on your own once the job is done.

What affects the cost of sand mastic

We do not publish a price list, because no two jobs are the same. What we look at:

  • How many areas need sealing
  • Mould in or behind the old joints
  • Working hours on commercial sites
  • The amount of work

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What to tell us for a quote

When you contact us, it’s useful to know:

  • How we’d reach the joints
  • What the problem is, such as mould, gaps, leaks or cracking
  • The rough size of the job
  • Pictures of the joints, sent by email

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.

Common questions in Loanhead

Is Loanhead in your area for sand mastic?

Yes, Loanhead is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.

I let a flat near Eskbank station. Can you help?

Yes. We work for landlords and agents as well as homeowners. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint.

What does sand mastic cost?

It depends on the job, so we quote each one individually. For a quick quote, email us at info@mrmastic.co.uk and tell us what needs doing and where.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.

Can old silicone round a sash window be swapped for sand mastic?

Yes, it’s a common request. The old silicone has to come out completely so the mastic beds in well.

Can new sealant go over the old?

No. New silicone won’t bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.

Do I need permission for sand mastic on a listed building?

Yes, it’s worth checking. Ask your local planning authority whether consent is needed for listed or conservation-area properties.

When it isn’t the sealant

Before you book, it’s worth knowing the limits too:

  • Whether work needs listed building consent
  • Putty and glazing repairs
  • Sash cords, weights and draught-proofing of the sashes

If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

Where we work in Loanhead

  • Brick reveals
  • Timber door frames
  • Stone surrounds
  • Tenement windows
  • Sash and case windows
  • Period & listed homes

Surface by surface

Timber door frames

Door frames get knocked and soaked and the mastic can crack early. We rake it out and renew it.

Brick reveals

Sand mastic is also used where timber frames meet brick. It gives a traditional finish.

Why deal with it now?

Silicone might seem the quicker option, but on period stone or brick it often looks out of place. Sand mastic suits the building and blends with the stone or brick. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

Why book with us

  • Tidy, careful work
  • ARBOMaster approved applicator
  • Any old sealant cut out fully, not covered over
  • 20+ years of sealant experience

What we’re called out for in Loanhead

Age is the main cause. Even well-laid mastic needs renewing in time and how long it lasts depends on the weather it faces.

People generally contact us when they notice one of these:

  • Weathered mastic on the most exposed windows
  • Gaps between timber frames and stone or brick
  • Window mastic to renew ahead of painting
  • Wind and rain getting in round a sash window

If you look after a building such as Lasswade High School Centre, its window and door frames need their mastic kept sound, just like a home’s.

What your quote should include

  • Whether the sealant suits the joint
  • How the joint is cleaned and prepared
  • How the colour is chosen
  • When the joint can take water or movement

Our hiring checklist

Should I try it myself first?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

How the visit works

You do not need to clear the whole room or building, only the area right around the joints. Everything nearby is protected, and the job takes a few hours for a single window, longer for several for a typical job. Outdoor work around Loanhead depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We check the window surrounds and agree which joints need renewing.
  2. Old, loose mastic is raked out and the joint cleaned.
  3. We pack any deep gaps so the mastic sits at the right depth.
  4. We mix the sand mastic and apply it by hand, shaping it to the joint.
  5. The mastic is finished to sit tidily against the stone or brick.

Getting ready for the visit

  • Tell us about any water getting in
  • Let us know about earlier repairs to the joints
  • Keep children and pets away from the work area
