Need sand mastic in Hillend?

Sand mastic for homes and businesses in Hillend

Fresh sand mastic forms a skin quite soon but full hardening takes longer. Traditionally, sand mastic is left unpainted and we’ll advise if you’re redecorating. If you’re dealing with cracked mastic round a front door frame and draughts and rain around sash boxes, we can help, on stone surrounds, period & listed homes and sash and case windows alike.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

Each job carries a 12-month guarantee, large or small.

Hillend: your questions answered

Do you cover Hillend for sand mastic?

Yes. Our work covers the whole of Scotland, and Hillend is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing.

Do you work for landlords with property near Slateford station?

Yes. We work for letting agents and landlords as well as householders, and several properties can be quoted together. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Do you work for hotels and businesses?

Yes. Commercial and hotel work is a large part of what we do. We can talk about working times when we quote.

Can I choose the sealant colour?

Usually, yes. Sealants come in white, clear, grey and other colours for many products, and we will agree it with you first.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator.

When will the new mastic be hard?

It skins over fairly quickly but takes longer to harden fully. We will explain what to expect before we leave.

Can you quote for more than one area?

Of course. Doing several areas at once is generally more efficient, so mention them when you ask for a quote.

What sealant do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.

The process

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes anything from a few hours to a full day, depending on how many windows and we leave things clean and tidy. Outdoor work around Hillend depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We look at the surrounds with you and agree the joints to renew.
  2. Old mastic and any loose material are raked out.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. We dress the finish so it sits neatly against the masonry.

Brick reveals

An open joint at a brick reveal lets weather in. Renewing the mastic closes it.

Timber door frames

Sand mastic is used round timber door frames too. The method is the same as for windows.

Frames and glazing around Hillend

Edinburgh’s Old and New Towns are a UNESCO World Heritage Site, and the Georgian New Town is known for its sash windows. For listed homes and conservation areas, check with the council before changing how windows or walls look. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

Schools such as Gracemount High School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. For landlords with property near Slateford station, cracked sand mastic around sash windows lets in the draughts tenants complain about.

Common problems we fix in Hillend

Previous repairs in cement or silicone often trap water or crack away. They do not suit the joint and we normally remove them.

If you can see any of these, it’s time to have the joints looked at:

  • Failed mastic on an exposed elevation
  • Wind and rain getting in round a sash window
  • Mastic round period door frames that has failed
  • Silicone on a period window that looks wrong

If you live in an older home near Fairmilehead Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

  • Putty and glazing repairs

  • Where the property is

Can I do it myself?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
