Glazing silicone in Newbattle

How we handle glazing silicone in Newbattle

Glazing silicone is a maintenance item. Weather and movement take their toll and cracked joints let water in. Renewing it keeps glazing joints doing their job. If you have leaking glazing joints on a rooflight and glazing silicone that has cracked or come away, we can help, whatever the surface.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

Whatever the size of the job, it’s backed by our 12-month guarantee.

What we’re called out for in Newbattle

On shower screens, constant water and cleaning products wear silicone. Mould gets into it and the edges begin to peel.

Most people get in touch when they notice something like this:

  • New silicone smeared over old sealant
  • Glass-to-glass joints that have split
  • Glazing silicone that has cracked or come away
  • Rooflight joints letting water in

Schools such as Dalkeith High School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

What glazing silicone looks like in Newbattle

With historic houses such as Melville Castle (about 1.2 miles north-west) nearby, there’s older building stock in the area around Newbattle as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

Letting a property close to Eskbank station? Then a shower screen or conservatory joint that leaks is easier to reseal while the property is empty. In the older streets around Newbattle Parish Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can go on one quote.

How it works

There’s no need to move everything out, only the area right around the joints. We protect the rest, and the work takes anything from an hour or two to most of a day, depending on the size of the job in most cases. Outside jobs in Newbattle need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We trace the leak and confirm it’s a sealant joint.
  2. The failed silicone is cut out without marking the glass or frame.
  3. The joint is cleaned and degreased.
  4. We lay the new bead and tool it smooth.
  5. Each joint is checked and, where possible, water-tested.

How to prepare

  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know about earlier repairs to the joints
  • Mention any tricky access

Can I do it myself?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

When it is not the sealant

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Water coming through the roof rather than a sealant joint
  • A roof that has moved or dropped
  • Condensation trapped between two panes

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

Surfaces we seal

  • Glass-to-glass joints
  • Shower screens
  • Glass balustrade bases
  • Rooflights
  • Conservatory frames
  • Glass-to-frame joints

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Squeegee the shower screen after each use
  • Use a gentle glass cleaner and a soft cloth
  • Get a new leak looked at quickly
  • Check the silicone on glass every year or so

Clear the conservatory gutters regularly, so water drains away from the joints. Blocked gutters can push water where it shouldn’t go.

A small conservatory leak soon spreads. Water runs along frames and down walls so it’s best dealt with straight away.

Surface by surface

Glass-to-frame joints

Silicone at the glass edge seals it into the frame. A failed bead lets water in.

Glass-to-glass joints

Frameless glass corners and panels are joined with silicone. We reseal with a suitable glazing silicone.
