New build mastic for homes and businesses in Newbattle

If your new home has a leaking shower seal, open skirting joints or untidy sealant, we can help. If you’re still within the builder’s snagging or warranty period, tell them first and if that stalls, we can do it. If you have cracked caulk along new skirting and internal frame sealant that has split, we can put it right.

Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

Your job is guaranteed for a year, as with all our work.

What we cannot put right

A few problems are outside what sealant work can do:

  • Baths and trays that move too much for sealant to cope with
  • Damaged fittings that need replacing
  • Cracking that points to a structural problem

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.

Newbattle questions

Will you come out to Newbattle?

Yes. Newbattle is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Eskbank station. Can you help?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

What do you need from me for a quote?

Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply email us at info@mrmastic.co.uk.

Will there be a smell?

There can be a smell while the sealant cures, but it fades. Ventilation helps.

Does someone need to be in?

That depends on where the joints are. Inside work needs someone to give us access, and for outside work we will agree access with you when we book.

How long should I leave it?

It depends on the product and the conditions. Before we leave, we will tell you the cure time.

Are you fully insured?

Yes. We’re fully insured, with over 20 years’ experience in sealant work.

Can you quote for more than one area?

Yes. Just list everything you need and we will quote it together.

How it works

We bring everything the job needs with us. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes a few hours in a single home. Outside jobs in Newbattle need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We start by going through the snagging items or plot schedule with you.
  2. The failed sealant is removed completely.
  3. We clean out the dust and grit left from the build.
  4. We prime where needed and apply a sealant suited to each joint.
  5. We tool every joint neatly and tell you when each area can be used.

Before we arrive

  • For indoor joints, keep the area dry beforehand if you can
  • Let us know about earlier repairs to the joints
  • Clear items away from the joints we are working on

Common problems we fix in Newbattle

When the heating goes on in the first winter, the house dries fast. Gaps open along skirting, frames and worktops.

Most people get in touch when they notice something like this:

  • Beads laid onto grit and dust from the build
  • Untidy sealant flagged on a snagging list
  • Cracks appearing as a new home settles
  • Frame joints opening as the plaster dries

Around Newbattle, as everywhere, new build mastic is only as good as the preparation behind it.

What to look for in a quote

  • What guarantee comes with the work
  • How much experience the applicator has
  • Which sealant they’ll use, and why
  • What the quote includes, VAT included or not

10 questions to ask before booking

What affects the cost of new build mastic

There’s no set price list. What we look at:

  • When we can work, for business premises
  • Whether there’s mould to deal with
  • How many areas need sealing
  • How much old sealant there is and how hard it is to remove

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

What we need to know

Photos help, but a description is a good start. Please mention:

  • Photos by email, if that is easy
  • The rough size of the job
  • What’s wrong with the joints now
  • Where the property is

To get a quote, email us at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You’ll have a clear quote before we start.

Aftercare tips

How long the joints last depends on use and care. Here’s what we suggest:

  • Photograph failed sealant before it’s redone
  • Use the extractor fan every time you shower
  • Do not wait for the house to settle if water is getting through
  • Check bath and shower seals every few months as the house settles

Leave the sealant for the cure time we give you before showering or bathing. Silicone is normally left for about a day to cure enough for use.

Mould takes hold quickly in sealant that has gaps or lifted edges. Dealing with it before it goes black saves a harder job later.

Leave it or put it right?

A quick bead over the top of the old sealant can look fine at first, but it can’t bond to what’s underneath. Taking it all out and starting again is the only way to get a lasting seal. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.
