Glazing silicone in Gowkshill
Conservatory leaks often start at a sealant joint at the glass-to-frame or frame-to-wall joints. We trace the leak to the joint and reseal it and tell you plainly if the cause is something else. We’re often asked to deal with leaks where conservatory glass meets the frame and a quick top-up bead that didn’t last, on glass balustrade bases, glass-to-glass joints and rooflights.
Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
There’s a 12-month guarantee on every job, large or small.

DIY versus a professional finish
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Glazing silicone in Gowkshill: local notes
Historic houses like Melville Castle (about 3 miles north-west) are a reminder that the area around Gowkshill has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
Rented homes near Newtongrange station change hands often, and glazing joints are worth checking at the end of a tenancy, before a small leak grows. For site and facilities teams at buildings such as Newbattle Community High School, larger buildings have plenty of frames, and the mastic around each one ages.

Your questions about glazing silicone in Gowkshill
Is Gowkshill in your area for glazing silicone?
Yes, Gowkshill is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing.
Will you come out to Gowkshill?
Yes, Gowkshill is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
What do you need from me for a quote?
A short description and the location, plus photos if you have them. If we need more, we will ask.
Do you remove the old sealant?
Yes, always, and completely. New sealant will not bond properly to old, so the joint is cleaned back first.
How much does glazing silicone cost in Gowkshill?
Every job is different, so each one gets its own quote. To get one, email us at info@mrmastic.co.uk with a short description of the job.
Can you work on commercial sites?
Yes. Larger jobs can be planned room by room or area by area.
Why not top up the existing silicone?
Silicone doesn’t stick to silicone and water gets between the layers. We cut out the old sealant first.
Is the work guaranteed?
There’s a 12-month guarantee on every job.
Common problems we fix in Gowkshill
On shower screens, constant water and cleaning products wear silicone. Mould gets into it and the edges begin to peel.
These are the problems we’re asked about most:
- Leaking glazing joints on a rooflight
- Drips on the inside of a conservatory window
- Mouldy sealant around glass panels
- A quick top-up bead that didn’t last
In the older streets around Newtongrange Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
Questions to ask before booking
- How long the guarantee is
- Which sealant they’ll use, and why
- What happens if the job turns out different
- How long to leave it before use
What sealant work cannot fix
To be straight with you, some problems need a different trade:
- A sagging or failing conservatory roof
- Condensation trapped between two panes
- Leaks from the roof covering or flashing (a roofer’s job)
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

How we quote for glazing silicone
Jobs vary more than people expect. What affects the quote:
- The product the joint needs
- Whether the work is at height
- Whether there’s mould to deal with
- How many areas need sealing
A failed joint rarely gets cheaper to fix by waiting. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.
What we need to know
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- What’s wrong with the joints now
- How we’d reach the joints
- If it’s domestic, commercial or a hotel
- Any previous sealing or DIY work
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.
How it works
There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the job takes a few hours for most jobs in most cases. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- First, we check where the water gets in.
- We remove the old sealant carefully.
- The joint is cleaned and degreased.
- We lay the new bead and tool it smooth.
- Each joint is checked and, where possible, water-tested.
Before we arrive
- Mention any tricky access
- Clear the area around the work
- Let us know if you’ve seen damp or leaks

Keeping the joints in good condition
Simple care keeps the joints in good condition. We recommend:
- Use gentle products around the joints
- Get a new leak looked at quickly
- Ventilate the conservatory to cut condensation
- Wipe the screen down after showering
Look over the glazing joints every year or so. Spotting a crack early means a simpler fix.
A leaking shower screen may not show at first. Water can soak into the floor or reach the room below before you spot it.
Leave it or put it right?
If the problem is a misted unit or a broken panel, sealant won’t help. We’ll tell you that rather than seal it anyway, so you can call the right trade. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.
