FAQs for Edgehead
Do you work for landlords with property near Newtongrange station?
Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.
Do you cover smaller places like Edgehead?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Can you do the inside joint as well?
Yes. Plenty of draughts come through the inside joint as well as the outside, so sealing both is often worthwhile.
Do I need to be at home?
It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.
Can you quote for more than one area?
Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
Can I do it myself?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
Where is Mr Mastic based?
Our base is Crawley. We work across South East England, London and Scotland.
How long before the joint can be used?
It depends on the product and the temperature. Before we leave, we will tell you the cure time.
About our window mastic in Edgehead
Over two decades of sealing frames has taught us which products suit which walls. We are ARBOMaster approved and fully insured, and every job is covered by a 12-month guarantee. We work on composite doors, patio & French doors and timber windows & doors, and common reasons people get in touch are draughty joints inside around the window and gaps where the sill meets the wall.
Mastic can only go onto a dry joint, so outside work in Edgehead depends on the weather. Tell us about access to all the windows and doors, upstairs included.
Whatever the size of the job, you get the same 12-month guarantee.

DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
How it works
You do not need to clear the whole room or building, just the space around the work. We protect the rest, and the work takes most of a day for a typical house, less for a few frames for a typical job. Somewhere like Edgehead may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- First, we confirm safe access to each frame.
- Old, cracked mastic is removed completely.
- The surfaces are cleaned and left dry, and primed where the sealant calls for it.
- Deep voids are backed, then the sealant is gunned in.
- The joint is shaped to shed water and the area tidied.
How to prepare
- Where the joints are inside, avoid wetting them before we arrive
- Let us know about stairs, lifts or work at height
- Clear items away from the joints we are working on

What window mastic looks like in Edgehead
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
If you look after a building such as Newbattle Community High School, its window and door frames need their mastic kept sound, just like a home’s. If you live in an older home near Cranston Parish Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Do you need window mastic in Edgehead?
Some failures date back to when the windows were fitted. Sealant run over dust, wet brick or loose mortar didn’t grip properly, and it lets go sooner than it should.
The most common problems we see are:
- Rain getting in at the frame or under the sill
- White mastic on grey or black frames
- Hard, cracked sealant around windows
- Cracked sealant at the sill ends
If you let a flat or house near Newtongrange station, renewing tired window mastic between tenants heads off draught and damp complaints.
What your quote should include
- How the joint is cleaned and prepared
- Whether you can choose the colour
- Is the old sealant removed completely?
- How hidden problems are handled
What the job involves on each surface
Timber windows & doors
On period timber windows, traditional sand mastic is sometimes the better choice. We can talk through the options.
Window sills
Stone and concrete sills have their own joints, including the one between the sill and the frame above. We seal those with a sealant suited to masonry.
Why it’s worth doing now in Edgehead
Running fresh sealant over the old joint is tempting, but it won’t grip old, dirty sealant. It soon lifts and the leak carries on behind it. Proper resealing starts with removing the old joint. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
What it costs depends on how much there is to do, how much old material has to come out and access to the work. We give a clear quote before work begins.

Aftercare tips
Good habits help new joints last longer. A few tips:
- Keep paint off silicone joints
- Clean frames with a soft cloth and soapy water
- Keep solvents and bleach off the sealant
- Keep timber frames painted
Try not to touch the new joint while it cures, for as long as we advise. Don’t point a pressure washer at the joints.
Water gets in quietly when mastic fails. Often the first sign is a damp patch inside or flaking paint on the reveal. Catching it early keeps the fix to a reseal.
