Glazing silicone in Peebles, done properly
Glazing silicone is a maintenance item. Weather and movement take their toll and cracked joints let water in. Renewing it keeps glazing joints doing their job. We work on shower screens, conservatory frames and glass-to-glass joints, and people most often call us about leaking glazing joints on a rooflight and glass-to-glass joints that have split.
Mastic can only go onto a dry joint, so outside work in Peebles depends on the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Windows and doors in Peebles
Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
For site and facilities teams at buildings such as Peebles High School, the mastic around its windows and doors needs looking after like any other building’s.

Questions from Peebles
Do you cover Peebles for glazing silicone?
Yes. Our work covers the whole of Scotland, and Peebles is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.
Is there a guarantee on glazing silicone in Peebles?
All our work, in Peebles and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.
Can you just put new silicone over the old?
New silicone won’t bond to old silicone, so a top-up soon lets water through. We cut out the old sealant first.
Can you quote for more than one area?
Yes. Several rooms, windows or areas can go on one quote.
What should I tell you?
Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.
I’m a tenant. Can you help?
We can work for tenants, landlords or agents. Just make sure your landlord agrees.
Which products do you use?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We will tell you what we are using and why.
Are you ARBOMaster approved?
Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.
Can I do it myself?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Aftercare tips
How long the joints last depends on use and care. We suggest:
- Avoid scraping close to the bead
- Act on drips or damp patches early
- Stick to mild cleaners on glass
- Squeegee the shower screen after each use
Follow the cure time we give you before the joints get wet so the silicone can set properly. From then on, a mild glass cleaner is all it needs.
Cracked glazing silicone means the joint has failed. Renewing it early keeps it simple, compared with repairing damaged frames or plaster.
Signs you need glazing silicone in Peebles
Glass and frames expand and contract with the temperature, and they do not move by the same amount. In time, the sealant splits or pulls away.
Most people get in touch after spotting something like this:
- Rooflight joints letting water in
- Conservatory leaks at frame and glazing joints
- Mouldy sealant around glass panels
- New silicone smeared over old sealant
For an older house near a landmark such as Peebles Old Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Advice
When it is not the sealant
We’d rather tell you now than do work that won’t last, so these are the limits:
- A sealed unit that has misted inside
- Structural problems with a conservatory roof
- Water coming through the roof rather than a sealant joint
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.
Surfaces we seal
- Conservatory frames
- Glass-to-frame joints
- Rooflights
- Glass-to-glass joints
- Shower screens
- Glass balustrade bases
Leave it or put it right?
A leaking joint will not fix itself. Left, water can mark floors, damage plaster and rot timber so early action saves a bigger repair. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
