Glazing silicone in Clovenfords

Glazing silicone in Clovenfords

We do not replace glass and a misted double-glazed unit needs a glazier. Our work is the sealant joints and that is often where the water gets in. If you have glass-to-glass joints that have split and stained, discoloured glazing silicone, we can help, whatever the surface.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain.

The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Clovenfords homes and the weather

With historic houses such as Peel House (about 1.4 miles south-west) nearby, there’s older building stock in the area around Clovenfords as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

Letting a property close to Galashiels station? Then a shower screen or conservatory joint that leaks is easier to reseal while the property is empty. Managing a site like Galashiels Academy? Then its window and door frames need their mastic kept sound, just like a home’s.

Clovenfords is about 3 miles west of Galashiels, in the Scottish Borders. Whether you’re in the middle of Clovenfords or further out, glazing silicone is available for homes and businesses alike. Clovenfords questions

Do you cover Clovenfords for glazing silicone?

Yes, Clovenfords is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing.

I let a flat near Galashiels station. Can you help?

Yes. We work for landlords and agents as well as homeowners, and several properties can go on one quote. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

What do you put in the joint?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Can you work on commercial sites?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.

Is balustrade sealant something you do?

Yes, where the base is finished with sealant. Photos help us see what’s there when you drop us a line at info@mrmastic.co.uk.

Do you reseal glass shower screens?

Yes. We remove the old sealant and reseal the wall and tray joints.

Are you an approved applicator?

Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

How long does glazing silicone take?

That depends on how much there is to do, but as a guide it takes anything from an hour or two to most of a day, depending on the size of the job. We will give you a better idea when we quote.

How we quote for glazing silicone

Call for a quick quote. What matters most is:

  • Mould in or behind the old joints
  • The product the joint needs
  • How easy the joints are to reach
  • Working hours on commercial sites

The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first and agree the price before starting.

Helping us quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • If someone has resealed it before
  • A few photos by email, if you can
  • Whether it’s a home or a business
  • How we’d reach the joints

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. Whenever you’re ready, drop us a line at info@mrmastic.co.uk.

Keeping the joints in good condition

So the new joints stay in good condition:

  • Avoid scraping close to the bead
  • Ventilate the conservatory to cut condensation
  • Keep harsh solvents off the silicone
  • Stick to mild cleaners on glass

Squeegee a shower screen after each shower and let the room air. That slows mould growth on the bead.

If silicone on glass has cracked, water is already getting in. Resealing now is a small job, compared with repairing damaged frames or plaster.

Honest limits

It helps to know what we can’t do:

  • Cracked or broken glass
  • Leaks from the roof covering or flashing (a roofer’s job)
  • Frames that have decayed or split

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

What we do, step by step

On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes a few hours, depending on how many joints need doing, including the tidy-up. Around Clovenfords, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. We trace the leak and confirm it’s a sealant joint.
  2. The failed silicone is cut out without marking the glass or frame.
  3. The joint is cleaned and degreased.
  4. We lay the new bead and tool it smooth.
  5. We check the finished joints and test with water where it’s safe.

Before we arrive

  • Mention any tricky access
  • Let us know about parking restrictions
  • Mention if the joints have been sealed before

Advice

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

Different surfaces, different methods

Glass balustrade bases

The base joint is cut out and resealed. We don’t install or replace glass.

Glass-to-glass joints

Frameless glass corners and panels are joined with silicone. We reseal with a suitable glazing silicone.

Common problems we fix in Clovenfords

Sealant laid over old sealant does not last. Plenty of leaks come from a quick top-up over the old bead, and water gets between the layers.

Keep an eye out for any of the following:

  • Water escaping where a screen meets the wall
  • A quick top-up bead that didn’t last
  • Glass-to-glass joints that have split
  • Leaking glazing joints on a rooflight

Peel House, about 1.4 miles south-west, is one of the historic houses in the wider area around Clovenfords, and older homes nearby need a sealant that suits their walls.
