What sealant work cannot fix

We’ll always be straight with you, so here’s what new sealant will not do:

  • Failed flashing around a conservatory
  • A frame that needs repairing or replacing
  • Glass that needs replacing

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

Glazing silicone in Peel, done properly

Our work covers conservatory joints, rooflights and glass panels plus shower screens and the bases of glass balustrades. The old sealant comes out, the joint is cleaned and new silicone goes in. If you are dealing with sealant that was laid over old silicone and failed and leaks where conservatory glass meets the frame, we can put it right, on glass balustrade bases, conservatory frames and shower screens alike.

Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

All our work comes with a one-year guarantee.

What affects the quote in Peel

You will get a clear quote before we start. It takes into account:

  • The old material and how stubborn it is
  • Which sealant suits the joint
  • Whether the work is at height
  • Mould in or behind the old joints

We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

What we need to know

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • The type of property
  • The address or postcode of the job
  • A few photos by email, if you can
  • Whether it has been sealed before

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. When it suits you, send an email to info@mrmastic.co.uk.

The process

Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for most jobs. Somewhere like Peel may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We look at the glazing and agree which joints need resealing.
  2. Old sealant is removed from the glass and frame.
  3. We clean and prepare the joint.
  4. New glazing silicone goes in and is finished neatly.
  5. The joints are checked before we leave.

Getting ready for the visit

  • Tell us about any water getting in
  • Mention if the joints have been sealed before
  • Keep pets and children clear of the area while we work

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

What the job involves on each surface

Shower screens

Mouldy or lifting sealant on a screen leaks. Cutting it out and resealing fixes it.

Glass-to-glass joints

You see these joints clearly, so we take care to leave a neat bead.

Glazing silicone in Peel: local notes

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Historic houses like Peel House (about 0.1 miles south-west) are a reminder that the area around Peel has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

Historic houses such as Peel House, about 0.1 miles south-west, show how far back building around Peel goes. Rented homes near Galashiels station change hands often, and glazing joints are worth checking at the end of a tenancy, before a small leak grows.

Peel questions

Is Peel within the area you cover?

Yes, Peel is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

I let a flat near Galashiels station. Can you help?

Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

What guarantee do I get?

Every job comes with our one-year guarantee.

Do the sealants smell?

Some sealants have a smell while they cure, but it fades. Ventilation helps.

Can you replace a misted double-glazed unit?

We do not replace glass. We reseal the joints around it, and we’ll tell you if a unit looks like it has failed.

What does glazing silicone cost?

It depends on the job, so we quote each one individually. For a quick quote, drop us a line at info@mrmastic.co.uk and tell us what needs doing and where.

Do you seal glass balustrade bases?

Yes, where the base is finished with sealant. Photos help us see what’s there.

Can I do it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Use gentle products around the joints
  • Act on drips or damp patches early
  • Clean glass with a mild cleaner and a soft cloth
  • Ventilate the conservatory to cut condensation

Avoid scraping near the new silicone when cleaning the glass. A soft cloth or sponge is best.

Shower screen leaks can go unnoticed. It can damage the floor or the ceiling below before you spot it.

Why deal with it now?

Dealing with a leaking shower screen early protects the floor and ceiling. Water from a failed joint can soak into the floor before you notice. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
