Broadmeadows Glazing Silicone

Glazing joints in Broadmeadows need attention? We cut out the old, prepare the joints and apply the right sealant.

  • Conservatory leaks at frame and glazing joints
  • A quick top-up bead that didn’t last
  • Glass-to-glass joints that have split

Trusted glazing silicone in Broadmeadows

Can I do it myself?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

About our glazing silicone in Broadmeadows

Glass replacement isn’t something we do and a misted double-glazed unit needs a glazier. Our work is the sealant joints, which is where many leaks start. We work on rooflights, shower screens and glass-to-glass joints, and people most often call us about cracked silicone between glass panels and failed sealant around rooflight glass.

Outdoor sealant needs a dry surface, so window work around Broadmeadows is planned around the weather. Let us know about access to every frame, including any upstairs.

The work is covered for a year after we finish. If anything isn’t right with it, email us at info@mrmastic.co.uk.

Aftercare tips

Joint life depends on how it’s used and looked after. We suggest:

  • Avoid scraping close to the bead
  • Use gentle products around the joints
  • Clean glass with a mild cleaner and a soft cloth
  • Keep air moving in the conservatory

Squeegee a shower screen after each shower and keep the room ventilated. It helps stop mould getting into the silicone.

Do not leave lifting or mouldy silicone on glazing. Once it starts to peel, water gets behind it and the leak gets worse.

What glazing silicone looks like in Broadmeadows

Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic. With historic houses such as Bowhill House (about 1.8 miles south-east) nearby, there’s older building stock in the area around Broadmeadows as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

What we can’t put right

New sealant cannot fix everything, and we will tell you before work begins. It won’t solve:

  • Misting between the panes of a double-glazed unit (a failed unit for a glazier)
  • Structural problems with a conservatory roof
  • Rotten or badly damaged frames

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before booking.

What we seal

  • Glass-to-frame joints
  • Conservatory frames
  • Rooflights
  • Glass balustrade bases
  • Shower screens
  • Glass-to-glass joints

Work for landlords, hotels and businesses

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll give you a quote.

What happens on the day

The work is kept neat and contained to the area we are working on, so you can carry on as normal. The job usually takes anything from an hour or two to most of a day, depending on the size of the job. Around Broadmeadows, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. First, we trace the leak and check it’s coming through a sealant joint.
  2. Old silicone is cut away from the glass and frame without scratching either.
  3. The glass and frame are cleaned and degreased.
  4. We apply a neutral-cure glazing silicone and tool it smooth.
  5. We look over every joint and, where we can, test it with water.

Getting ready for the visit

  • Mention any sign-in or site rules at work premises
  • Try not to wet indoor joints just before the visit
  • Keep pets and children clear of the area while we work

Related advice

Do you need glazing silicone in Broadmeadows?

Silicone will not bond to a dirty surface. If the glass and frame weren’t cleaned properly the sealant may lift within a few years.

If you can see any of these, it’s time to have the joints looked at:

  • Glazing silicone that has cracked or come away
  • Stained, discoloured glazing silicone
  • Water tracking down the inner face of the glass
  • Leaking glazing joints on a rooflight

Around Broadmeadows, as everywhere, glazing silicone is only as good as the preparation behind it.

What your quote should include

  • Whether they seal over old material or remove it
  • What guarantee comes with the work
  • Which sealant they’ll use, and why
  • Who turns up on the day

Common questions in Broadmeadows

Is Broadmeadows in your area for glazing silicone?

Yes, Broadmeadows is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.

Do you cover smaller places like Broadmeadows?

Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Can I choose the sealant colour?

Generally, yes. Sealants come in white, clear, grey and other colours for many products, and we agree the colour with you before we start.

Do you have insurance?

Yes. We are fully insured for domestic and commercial work.

Do I have to be there?

That depends on where the joints are. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.

Can you fix a leaking conservatory?

In many cases, as long as sealant is the cause. We trace the leak first, so you know what you’re paying for.

Where are you based?

Mr Mastic is based in Crawley. Our applicators cover Broadmeadows, along with the rest of our area.

What should I tell you?

A short description and the location, plus photos if you have them. We will ask anything else we need to know.

Why it’s worth doing now in Broadmeadows

Resealing cannot fix a failed unit or a cracked panel. We’ll tell you that rather than seal it anyway and point you to a glazier or roofer. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.
