About our external mastic in Peebles
External mastic is a job where short cuts show quickly. New sealant over old, joints packed with mortar and beads with no backing all tend to fail early. We take the old material out and do it properly. We’re often asked to deal with damp patches traced to an open external joint and failed sealant between panels on a façade, on joints between brick and frames, copings & trims and render & cladding joints.
External sealant needs dry surfaces, so outdoor work around Peebles is planned around the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.
The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

Landlords, agents and businesses in Peebles
In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.
Why deal with it now?
Sealing over the top of old mastic does not hold for long. New sealant does not bond well to old, weathered sealant, so we always take the old sealant out. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Combining jobs into one visit is normally more efficient than separate visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.

What we do, step by step
On the day, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work begins. The work usually takes anything from a few hours to several days, depending on the building. Outdoor work around Peebles depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- Each joint is checked and the colour of the new sealant agreed.
- We take out the old sealant until the faces are sound.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- We prime the faces where required.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
Preparing for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Let us know about parking restrictions
- Keep children and pets away from the work area

Advice
Looking after it afterwards
A little care helps the new joints last. We recommend:
- Act on the first splits you see
- Walk round the building once a year and look at the joints
- Leave the joints unpainted unless we’ve said otherwise
- Show decorators and builders where the movement joints are
Only paint over the joint if we’ve confirmed the sealant can take paint. Many exterior sealants aren’t designed to be painted, and paint can crack as the joint moves.
A joint that has stopped moving pushes the movement elsewhere, often as cracks near the joint. Catch it early and you reduce the risk.
Peebles: your questions answered
Will you come out to Peebles?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Do you cover Peebles for external mastic?
Yes. We work across all of Scotland, and Peebles is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear quote.
Do I need to be at home?
We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.
Is there a guarantee?
Yes: twelve months. If anything isn’t right with the work within the year, let us know and we’ll sort it.
Can a movement joint be filled with mortar?
No. Rigid materials can’t move with the wall. If it has already been filled, we can usually cut it out and reseal it.
Will there be a smell?
Possibly a little. It fades as the sealant cures.
Do you work for letting agents?
Yes, often. Several properties can go on one quote, and between tenancies is a good time for the work.
What do you put in the joint?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We will tell you what we’re using and why.
Different surfaces, different methods
Render joints
Rendered walls have joints at beads, openings and changes of material. We reseal them with a flexible exterior sealant that suits the render colour.
Copings and trims
Metal and stone copings both move with temperature, so the joints need a sealant that stays flexible.
What external mastic looks like in Peebles
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.
Homes close to Peebles Old Parish Church include some older properties, and the joints between older walls, newer extensions and the roofline need a sealant that can move. Managing a site like Peebles High School? Then its movement joints, gutters and trims need looking after like any other building’s.

When it isn’t the sealant
A few problems are outside what sealant work can do:
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
- Cutting new joints into brickwork, which is building work rather than sealant work
- Movement that is more than a sealant joint can take
If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

What affects the quote in Peebles
Jobs vary more than people expect. What affects the quote:
- Any working-time requirements on site
- The number and length of the joints
- The number of rooms or windows
- Any mould that needs treating
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.
