Sealant work in TD3

How bathroom resealing works in TD3

We fill the bath before sealing it. A full bath sits slightly lower than an empty one, so the new joint is not pulled apart the first time it’s used. It’s a small step that rushed reseals tend to skip. We work on kitchen worktops & upstands, basins & vanity units and baths, and people most often call us about black spots spreading through the bead and smears of silicone across the tiles.

There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the job takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen for a typical job.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

What you will pay

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

Around Gordon

Around Gordon, our work takes us to homes and buildings near East Church. Other landmarks nearby include Mellerstain House (2.5 miles south). Open spaces near Gordon include Gordon Moss and Brotherstone Hill.

Where we work in TD3

From Gordon and Westruther to its smaller places, homes across TD3 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

Homes in Scotland come with their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. TD3 is part of the area we cover across Scotland.

Gordon: Homes close to East Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. Around Gordon, as everywhere, bathroom resealing is only as good as the preparation behind it.

Landlord and commercial work in TD3

If you manage several properties in or around TD3, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs.

Hotels need rooms back in use, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

Why deal with it now?

Fresh sealant smartens a bathroom or kitchen with very little disruption, which helps when a home is being let or put on the market. Lumpy sealant with smears on the tiles has the opposite effect.

How the job changes by surface

Wet rooms

In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, and our work is on the visible joints only.

Sinks & splashbacks

Next to the sink, the sealant has to cope with constant water, including a food-safe sealant where that’s needed. The joint is laid neatly so it’s easy to wipe.

How we quote for bathroom resealing

You will get a clear quote before work begins. It’s based on:

  • The old material and how stubborn it is
  • When we can work, for business premises
  • How many areas need sealing
  • The product the joint needs

Doing several joints on one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

Helping us quote

When you contact us, these details help:

  • The address or postcode of the job
  • The type of property
  • Access, such as stairs, a lift or height
  • Pictures of the joints, sent by email

Asking for a quote is easy: let us know the job and the location. A few photos by email make the job easier to understand.

Why it fails

Plenty of failed sealant has been laid over the top of older sealant. Fresh silicone can’t grip the old bead underneath, so it peels, leaks and hides mould behind it.

The problems people generally mention when they call include:

  • Black spots spreading through the bead
  • A joint torn by a bath that flexes
  • Shrunken sealant along the back of a worktop
  • Cracked, shrunken or lifting silicone

Common questions in TD3

Do you come to TD3?

Yes, we do. Our applicators work in TD3, and the service is the same as everywhere else.

Can you just seal over the old silicone?

No. Sealing over the top looks fine for a few weeks, then lifts. We remove the old bead completely before resealing.

Can you get rid of the black mould in my sealant?

Yes, we replace the mouldy bead. Sprays can fade the marks, but cutting it out and resealing is what lasts. Good ventilation helps keep it away.

What should I tell you?

Just the basics: the address or postcode, what’s wrong and any access issues. Then email us at info@mrmastic.co.uk.

Which products do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we’re using.

Will the old sealant be removed?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Do the sealants smell?

Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.
