Window mastic for homes and businesses in Gordon
Homes in Gordon have every kind of window: from uPVC casements to timber and aluminium, along with patio doors, French doors and sills. Each gets a sealant chosen for the frame and the wall it meets. We work on patio & French doors, timber windows & doors and aluminium frames, and common reasons people get in touch are rushed sealant from a window installation and water coming in at the bottom corners of a door.
Outdoor sealant needs a dry surface, so window work around Gordon is planned around the weather. Tell us about access to all the windows and doors, upstairs included.
The work is covered for a year after we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

What else we do in Gordon
Gordon homes and the weather
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
If you live in an older home near East Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.
Gordon is about 10 miles north-east of Galashiels, in the Scottish Borders. Gordon gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. Across the Scottish Borders, we cover 89 places, Gordon among them. For nearby work, see our Edinburgh page.
Jobs for window mastic in TD3 works the same way as everywhere else we cover. If you need window mastic at a property on Main Street, Station Road and Murrayfield or a nearby road, our applicators can take on the job. Neighbouring places we cover for window mastic include Smailholm (4 miles south), Westruther (4 miles north), Greenlaw (4 miles north-east), Stichill (5 miles south-east) and Earlston (5 miles south-west). Further out, we also cover Galashiels (10 miles south-west), Kelso (7 miles south-east), Selkirk (14 miles south-west), Jedburgh (14 miles south), Duns (11 miles north-east) and Melrose (8 miles south-west).

Different surfaces, different methods
Composite doors
An exposed front door gets wind-driven rain, and the top and bottom corners tend to fail first. We pay most attention there.
uPVC windows
We clean the frame edge carefully so the plastic is not marked, then the new bead is laid against the frame and the wall and tooled smooth.
When to call us in Gordon
Timber windows bring their own problems. Mastic painted over many times cracks with the paint, and the wood moves with damp as well as heat.
It’s worth asking for a quote if you see:
- Untidy mastic left by window fitters
- Gaps between the frame and the inside reveal
- Damp patches on the reveal after heavy rain
- Draughts coming in around windows and doors
In and around Gordon, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.
What your quote should include
- Whether they’re fully insured
- How long to leave it before use
- Who turns up on the day
- Whether they seal over old material or remove it
Questions from Gordon
Will you come out to Gordon?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Can you do window mastic in Gordon?
Yes, Gordon is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.
Can you seal over the old sealant?
No. Fresh sealant does not stick to old sealant, and it traps any mould or water underneath. We remove it all first.
Can you reach windows above the ground floor?
Yes, if safe access is possible. Higher or awkward frames may need extra access, and we will confirm what’s needed.
Do you remove the old sealant?
Yes. All of the old material is cut out and the joint cleaned before applying anything new.
What does window mastic cost?
It depends on the job, so we quote each one individually. To get one, email us at info@mrmastic.co.uk with a short description of the job.
Will new mastic stop draughts?
It will if the frame joint is the problem. We find where the air is coming from before we reseal.
Does someone need to be in?
That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.
What happens on the day
Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for a few frames, or a day or more for a whole house. For a place like Gordon, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- Each frame is looked over and we agree which ones need resealing.
- We remove the old mastic and clean the frame edge and wall.
- Where the gap is deep, backing rod goes in first.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- Every joint is tooled smooth and checked before we leave.
Before we arrive
- Let us know if you’ve seen damp or leaks
- Move anything stored near the joints
- Where the joints are inside, avoid wetting them before we arrive

Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. Our tips:
- Make sure the drainage slots are not blocked
- Don’t paint over the silicone
- Air rooms to keep condensation down around windows
- Look round the frames every year or so
Most silicone sealants will not take paint, so mention any painting plans before any work starts. We can use a paintable sealant where that matters.
On timber windows, water behind the joint can lead to rot. Rotten timber needs a joiner, not a sealant, so early resealing is worth it.
Quotes for window mastic in Gordon
There’s no set price list, because no two jobs are the same. The quote depends on:
- The number of rooms or windows
- How much old sealant there is and how hard it is to remove
- Working hours on commercial sites
- The type of sealant required
What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before work begins, so you know where you stand.
What to tell us for a quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- What the problem is, such as mould, gaps, leaks or cracking
- Whether it has been sealed before
- Pictures of the joints, sent by email
- How we’d reach the joints
We quote each job on its own, so start by telling us what you need. Simply drop us a line at info@mrmastic.co.uk and describe the job, and pictures are welcome.
DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
